ONE MARINA, a 74-storey sea-facing luxury tower in Marine Lines, marks a landmark addition to South Mumbai’s premium housing market.

YM Infra, in strategic association with Ashwin Sheth Group, has announced the launch of ONE MARINA, a 74-storey luxury residential tower in Marine Lines, South Mumbai. Spanning 1.5 million sq. ft. of development area and with an estimated Rs. 2800 crore GDV, the project is set to be the tallest residential tower in its micro-market. With residences ranging from 2 to 4 BHKs, duplexes, and penthouses priced between Rs. 7 crore and Rs. 45 crore, ONE MARINA emphasizes exclusivity with only six residences per floor and 95% sea-facing orientation. Inspired by New York’s Billionaire’s Row, the tower integrates luxury amenities on the 69th and 70th floors, while its fully glazed façade and advanced energy-efficient design reinforce its premium positioning.

ONE MARINA is envisioned as a crown jewel in Mumbai’s skyline, drawing inspiration from the Arabian Sea’s infinity scale and the Queen’s Necklace. Positioned at 131 feet above sea level, the first habitable floor ensures privacy and uninterrupted views. Every residence is oriented towards the sea, reinforcing exclusivity and premium lifestyle positioning. The tower’s design, led by ARK by Reza Kabul Architects, integrates a contemporary vertical profile with high-performance energy glass, balancing aesthetics with sustainability. International consultants such as Site Concepts International (Philippines) for landscaping and Kvant Lasers for architectural illumination further elevate the project’s global design credentials.

Market Context and Demand Trends

South Mumbai has witnessed limited large-format launches in recent years, making ONE MARINA’s scale and ambition a significant milestone. With India’s luxury housing demand rising driven by younger buyers, startup wealth, and lifestyle aspirations the project aligns with evolving consumer trends. As Bhavik Bhandari noted in conversation, “Gone are the days when homes were bought once in a lifetime at 50. Today, buyers in their late 20s are investing in multiple properties, villas, and farmhouses. Luxury is no longer aspirational—it’s experiential.” This demographic shift positions ONE MARINA to capture demand from a new generation of affluent buyers seeking exclusivity, design, and lifestyle upgrades.

The launch formalizes the partnership between YM Infra and Ashwin Sheth Group, combining YM Infra’s strengths in approvals and scheme development with Ashwin Sheth Group’s design-oriented execution expertise. Larger Vision and Future Outlook

ONE MARINA is part of a broader strategy to expand into luxury and super-luxury segments across Mumbai and beyond. Upcoming projects include half a million sq. ft. at Mahalaxmi, 0.2 million sq. ft. at Worli, and 1 million sq. ft. at Byculla, with selective expansion into Bengaluru, Hyderabad, Delhi, and Indore.
