A new private development project, Aarohan Casablanca, has been announced by a global consortium led by SKM Ventures. The planned 315-meter skyscraper will be the tallest structure in Morocco and one of the tallest in Africa when completed in 2030.
Positioned on the Casablanca coastline, the tower is designed as a smart, mixed-use vertical development that integrates residential, commercial, hospitality, and executive zones in a sustainable framework.
A spokesperson for the consortium said, "Aarohan aims to contribute to the evolution of Casablanca as a key urban and commercial hub in North Africa."
Casablanca has emerged as a gateway between Europe, West Africa, and the MENA region. However, despite its economic role, it lacks a globally recognized high-rise landmark. Aarohan addresses this gap by proposing a LEED-targeted vertical city, combining AI-integrated systems, smart energy use, and high-density urban efficiency.
The project aligns with ongoing trends in smart cities, urban verticalization, and private capital-led infrastructure in frontier markets.
Aarohan will rise to approximately 315 meters and is scheduled for commissioning in the final quarter of 2030. Located in Casablanca’s coastal corridor, the building will feature a program of mixed-use spaces that includes residences, corporate offices, a five-star hotel, executive lounges, and curated retail and dining zones. The project incorporates sustainability strategies like closed-loop water reuse systems and smart climate optimization.
With over 180,000 square meters of gross floor area, the tower is expected to generate more than 15,000 direct and indirect jobs during its development and operation.
The consortium behind Aarohan brings together global expertise across architecture, engineering, real estate finance, and smart infrastructure. SKM Ventures (India/UAE) is the project’s lead investor and development coordinator. RSP Global (Singapore) is responsible for architectural design and master planning. TridentBuild (India) will lead engineering and construction. Wings Capital (UK) handles financial structuring, while GreenEdge Infra (Germany) is consulting on sustainability frameworks. MetaUrban Labs (India) is designing and implementing the tower’s smart systems and AI architecture.
Once completed, Aarohan will stand not only as a new skyline-defining landmark but also as a symbol of private innovation, urban densification, and investor confidence in Morocco’s next decade of growth. The project has attracted regional and global interest from real estate groups, sovereign wealth funds, and future-focused institutional investors.
Construction is expected to follow a staged timeline. Feasibility and pre-development work began in 2024 and will extend into early 2026. Groundbreaking is planned for Q3 2026, with full-scale vertical construction between 2027 and 2029. The project is scheduled to open in late 2030.
