KNOWN FOR BUSINESS, EMERGING FOR LIVING: GIFT CITY’S RESIDENTIAL RISE

Q How is GIFT City shaping the demand for premium residential developments and what kind of buyers are you seeing today?

GIFT City’s growing business ecosystem is creating a strong employment-led housing market. With nearly 1 lakh professionals expected to work across its ecosystem against a much smaller existing housing base, the demand-supply gap is significant. The buyer profile is also evolving, with Gen Z and young professionals increasingly taking home loans and entering homeownership in their early 20s, alongside executives, NRIs and investors.

Q How do you see GIFT City evolving over the next five to ten years, and what opportunities does this create for residential real estate?

The next phase will be defined by deeper integration. Metro connectivity, the proposed 3.33-km GIFT City–Shahpur extension, expanding top-notch healthcare and education, sustainable ecosystem, riverfront development and planned growth towards 3,300+ acres can strengthen GIFT City’s position within the Ahmedabad–Gandhinagar corridor. As the ecosystem matures, GIFT City is likely to attract more people who want to make it their long-term home, creating stronger residential demand.

Q With GIFT City attracting businesses, professionals and global investors, how do you expect housing demand and property values to change?

As employment, infrastructure and social amenities develop together, housing demand can become increasingly end-user driven, alongside sustained rental demand from professionals. The combination of a growing employment base, limited housing supply, improving connectivity and expanding social infrastructure can strengthen the long-term attractiveness of the address, supporting greater resilience in residential demand and property values.

Q What makes Siban different from other residential projects coming up in and around GIFT City?

The distinction lies in being part of GIFT City’s larger ecosys tem. Its ‘walk-to-work’ environment, metro connectivity, schools, healthcare, hospitality, recreation and retail create an integrated life style. Siban complements this with studios, 1, 2 and 2.5 BHK residenc es and penthouses, alongside extensive lifestyle amenities - bringing home, convenience and community together within one future-ready address. Ultimately, GIFT City’s residential story is becoming less about simply owning an apartment and more about being part of a connect ed urban ecosystem. Within this evolving environment, Siban reflects this new approach to urban living, bringing thoughtfully planned residences, lifestyle amenities and everyday conveniences together - offering a perspective on how homes can become part of a larger, future-ready community rather than remaining isolated addresses.
