CapitaLand Investment Limited (CLI) has reaffirmed its long-term commitment to Tamil Nadu with the unveiling of a ₹1,940-crore data centre project in Chennai. The facility, CapitaLand Data Centre Chennai 01, is being developed through CapitaLand India Trust (CLINT), the Singapore-listed business trust’s first data centre development in the state.
The project, located in Ambattur, will have a gross power capacity of 53 MW upon completion, which is scheduled for the end of 2026. The development will comprise 34 MW of IT power capacity across 13 data halls, supported by a dedicated 110 kV substation.
The facility was unveiled on October 16 by Singapore Deputy Prime Minister and Minister for Energy, Trade and Industry (Trade) Gan Kim Yong and Tamil Nadu Chief Minister C. Joseph Vijay. The event highlighted the growing economic and infrastructure ties between Singapore and Tamil Nadu, with support from agencies including Enterprise Singapore and Guidance Tamil Nadu.
The Chennai project follows CLINT’s first data centre development in Navi Mumbai, a 108 MW facility completed in 2025 and fully leased to a global hyperscaler. The latest investment marks another step in the trust’s strategy to expand its digital infrastructure portfolio in India.
Quaiser Parvez, CEO of India at CLI, said the company would continue to combine its local investment, development and operational capabilities with its listed and private fund platforms to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub.
He added that the company’s contribution extends beyond capital investment to developing infrastructure and business ecosystems that support the state’s economic growth.
Gauri Shankar Nagabhushanam, CEO of CLINT, said the Chennai development represented an important milestone in the trust’s diversification into digital infrastructure. He noted that the project was designed to meet the evolving requirements of hyperscale and enterprise customers while supporting the long-term growth of India’s data centre sector.
Data centre designed for high-density computing
CapitaLand Data Centre Chennai 01 is jointly held by CLINT and CapitaLand India Data Centre Fund. Its location in Ambattur places it within an established data centre corridor in Chennai, a city attracting investment in technology, manufacturing and digital infrastructure.
The facility is designed to support high-density computing deployments, liquid cooling systems and carrier-neutral connectivity. These features are intended to accommodate the infrastructure requirements of large cloud service providers and enterprise customers.
The development is also targeting LEED Gold certification. Planned sustainability measures include high-efficiency chillers, water economisation systems, intelligent energy and infrastructure management, and solar panels.
CLI expands its Rs. 6,000-crore presence in Tamil Nadu
The data centre builds on CLI’s 22-year presence in Tamil Nadu, where the company has invested more than Rs. 6,000 crore across seven operational assets. CLI entered Chennai’s commercial real estate market in 2004 with International Tech Park Chennai in Taramani, described by the company as the city’s first private IT business park. Since then, its presence has expanded into industrial and logistics facilities, lodging and digital infrastructure.
Its existing Tamil Nadu portfolio includes International Tech Park Chennai; three industrial facilities at Mahindra World City; Ascendas FirstSpace Oragadam 1 and 2; Ascendas FirstSpace Periyapalam; and the lodging properties Citadines OMR Chennai and Somerset Greenways Chennai.
The company said its investments have helped establish infrastructure and business ecosystems for multinational corporations and companies across sectors, supporting employment and economic activity in the state.
India remains a key market
CLI has operated in India for more than three decades, dating back to the launch of International Tech Park Bangalore in 1994. Its portfolio now spans Bengaluru, Chennai, Goa, Gurugram, Hyderabad, Kolkata, Mumbai and Pune.
As of June 30, 2026, CLI’s funds under management in India exceeded S$8 billion. Its portfolio comprised nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces.
Through its lodging arm, The Ascott Limited, CLI also manages approximately 6,300 units across 24 hotels and serviced residences, including operating properties and projects in the pipeline.
