LUXURY LIVING IS NOW ABOUT EVERYDAY EXPERIENCE

Ashish S. Raheja, Managing Director and CEO, Raheja Universal Pvt. Ltd., says luxury buyers today seek wellness, community and meaningful experiences, not just bigger homes

LUXURY LIVING IS NOW ABOUT EVERYDAY EXPERIENCE

Q How have homebuyer expectations changed over the past four decades?

The defining shift has been the evolution of the home from a physical asset into a way of life. Four decades ago, purchasing decisions were largely transactional: location, square footage, price per square foot, and long-term capital appreciation. While these fundamentals remain important, today’s buyers are far more evolved in what they are actually seeking. Modern homebuyers look beyond the four walls of their residence. They prioritise wellness, curated communities, and open spaces. They are no longer just buying real estate. They are investing in an ecosystem that aligns with their aspirations while fostering a genuine sense of belonging. Building a great home is table stakes now. What we are really in the business of is making a lifestyle possible. A building is a delivery. A lifetime of experience is the actual product.

Q How has luxury housing evolved, and what do buyers value today?

Luxury in India has moved from what I want to own to how does this space make me feel. That is the real shift, and it changes everything about how we design. Luxury housing has transitioned from structural opulence to experiential depth. Earlier, the idea of luxury was a checklist: massive layouts, imported marble, a prime pin code, and the exclusivity of ownership. Today, those are the baseline. No serious buyer in this segment is impressed by them anymore. True luxury now is measured in time, comfort, privacy, and well-being. Buyers value how a development integrates into their daily life, not how it photographs. The demand is for intelligently designed shared spaces, hospitality-influenced services that eliminate everyday friction, and wellness environments that serve as genuine sanctuaries.

Q How is Raheja Universal creating experience-led luxury living, and why has this become a key differentiator in today’s premium housing market?

Our design approach has consistently been focused not just on where people want to live, but on how they want to live. The distinction matters because it changes every decision you make on a project. We chose to forgo premium saleable space at the top of Raheja Imperia I. Most people thought that was a strange call. But the question we were answering was not how much can we sell here. It was what should be here. The answer was Horizon, a private rooftop restobar at Vista, Raheja Imperia I, envisioned as an exclusive hospitality destination for residents. From the outset, we knew Horizon couldn’t simply be another premium amenity; it had to be a genuine hospitality experience. That’s why we partnered with Aufside Hospitality. Their expertise in creating experience-led dining and social destinations has been instrumental in translating our vision into a space that residents can truly engage with, rather than simply admire. Horizon at Vista, along with Aeon, Luna and Atmosphere, are not standalone features on a brochure. They are integral parts of a single idea: that the 60th floor of Raheja Imperia I should be a destination in its own right, one that belongs exclusively to the residents who live there. For us, the partnership with Aufside reflects a larger philosophy that creating exceptional residential experiences often requires bringing together the best expertise from across industries. As luxury homebuyers increasingly seek curated experiences over conventional amenities, collaborations between developers and hospitality specialists will play an increasingly important role in shaping the future of premium living. What made this possible was a decision that I think defines what Raheja Universal is choosing to be. It reflects a belief that the long term identity of an address is worth more than the short-term value of its inventory. Buyers in this segment understand the difference, even if they cannot always articulate it. They feel it when they walk in.

Luxury housing is moving beyond bigger homes and premium amenities, with wellness, hospitality, community and meaningful everyday experiences becoming central to how people live.

Q What inspired Raheja Universal to create this holistic lifestyle ecosystem?

Wellness, in the way we have come to understand it, is a trinity of physical health, mental clarity, and social connection. The strategy with Vista was to weave these three elements directly into the design so wellness becomes an organic part of a resident’s day rather than something that requires a separate effort. The idea was to create a self-contained world on the 60th floor where residents can naturally engage in experiences that support different dimensions of well-being—relaxation, recreation, social interaction, and simply spending time in thoughtfully designed open spaces. By bringing together Horizon, Aeon, Luna, and Atmosphere within a single lifestyle destination, we have created what I would describe as a neighbourhood within the residential tower—a place where you can spend an entire evening without once feeling like you’ve left home. Horizon, our private rooftop restobar operated by Aufside Hospitality, plays a particularly important role in this ecosystem.

Q What inspired Horizon, and how will it enrich residents’ everyday lives?

Horizon was conceived as a private rooftop restobar exclusively for the residents of Raheja Imperia. The intent was to create a hospitality led social destination at the top of the tower—one with a view that no hotel in Mumbai can offer because no hotel is this high and this close to the sea.  The inspiration came from a simple observation. Luxury residents in Mumbai were going out to great restaurants, rooftop bars and social venues across the city. But none of those experiences were theirs in any meaningful sense. We asked ourselves what it would mean to bring that quality of experience home—not as an amenity in the traditional sense, but as a genuine destination within their own residential tower. To translate that vision into reality, we partnered with Aufside Hospitality LLP. While our role was to imagine and create the space, we wanted an experienced hospitality partner to curate and operate it with the same attention to service, dining and guest experience that one would expect from a premium hospitality destination. That partnership ensures Horizon is a living, evolving social destination rather than simply a beautifully designed space. What makes Horizon significant is the decision that shaped its creation. A substantial portion of premium saleable space at the crown of Raheja Imperia I was consciously given over to create a dramatic double-height rooftop restobar. That is a choice that prioritises long-term experiential value over short-term inventory optimisation. It is the kind of decision that defines what a developer actually believes, as opposed to what they say.
