Indian Commercial Real Estate has picked up momentum faster than ever and its growth is catapulted by the rising interest of Non Resident Indians (NRIs). It’s due to falling of Rupee against US Dollar they are able to buy more square feet of commercial properties and earn higher rental income. The way Indian economy is growing, as per industry reports, the rupee in the long term will reverse its course and appreciate against the dollar. At that time, the investors will gain higher returns on their investment in dollar terms. 

For the NRI investors willing to invest in Indian Commercial Real Estate Sector, it’s the time for celebrations. With the soaring US Dollar they can buy their choicest commercial properties cheaper than ever before. Hence they should not at all miss the current golden opportunity and invest now to get attractive returns. 

Commercial properties are considered safe and secure investment avenues and they generate higher return in comparison to most of other investment instruments. Regular, high rental income is another attraction for buyers’ preference towards commercial properties. The stability of India economy has been the result of well-formulated policies which have earned considerable praise from international agencies. Among others, Kristina Georgieva, Managing Director, International Monetary Fund appreciated India for its well-targeted policy mix that has helped the Indian economy remain resilient even amidst global adverse economic scenario. 

The positive economic indicators, coupled with the political stability have made Indian economy all the more attractive for investors. Despite the testing times, the growth story of India has turned out to be incredible. Buoyed by positive sentiments, the real estate sector has bounced back on a high growth trajectory. With the growth in the economy, real estate market, especially the commercial real estate segment is growing at a fast pace. So, for any investors looking for high return on investment, it’s the right time to invest in the commercial properties across tier-I and II cities. 

Compared to the residential segment, the commercial real estate market is already witnessing higher returns on the back of fast growing demand. Going forward, the real estate is set to expand manifold. As the real estate is considered a reliable investment avenue and an attractive choice for investors, its demand is growing continuously. Another reason why commercial properties are much in demand is their high appreciation potential. As their capital costs are still low, investors should not wait and watch but enter the market to buy their choicest properties in commercial segment and reap rich rewards going forward.

The demand of commercial properties is already growing at a fast pace in Delhi-NCR. The investors are looking, in particular, for co-working offices and grade-A offices fully loaded with state-of-the-art features. The fast growing IT sector and the start-ups are looking for spacious office spaces to fulfil the needs of their workforce. Moreover, the demand coming from the banking, financial services and insurance (BFSI) sector has added another growth trigger in the investment scenario of commercial properties.

Even though commercial real estate presents a highly profitable investment option, before investing in a commercial property, it is advisable to do proper due diligence and scrutinise all the documents associated with investment and make an informed decision. The buyers should also carefully analyse the property developer’s creditability and delivery track record. Overall, it’s the right time to invest in Indian real estate as it is all set to scale new heights.
