Gurugram’s luxury housing market may be entering a more measured phase, but one corridor is continuing to outperform. Dwarka Expressway emerged as the city’s strongest luxury residential market in the first half of 2026, recording gains across property values, land prices and rentals, according to Savills India’s Delhi-NCR Residential Market Watch H1 2026.
Capital values of completed homes along the corridor rose 6% year-on-year, while residential plot values jumped 16%. Rental values recorded the sharpest increase, climbing 22% YoY in H1 2026.
The performance comes as Gurugram’s broader luxury housing market moves into a consolidation phase after several years of strong price appreciation. Yet demand has remained firm, supported by improving connectivity, a more established residential ecosystem and continued interest from high-net-worth individuals (HNIs), non-resident Indians (NRIs) and corporate professionals.
Dwarka Expressway’s performance reflects a combination of limited land availability and improving infrastructure. As the corridor develops into a more established residential and commercial destination, demand for premium homes has strengthened, pushing both capital and rental values higher.
The rental market has been particularly strong. A 22% annual increase in rents makes Dwarka Expressway the fastest-growing rental corridor among Gurugram’s key luxury residential markets. Savills attributed this demand to corporate professionals, expatriates and affluent end-users looking for premium homes with better connectivity.
High-value transactions during the period also underline the depth of demand. Two notable luxury deals were recorded in H1 2026. At Max Estates 361, a transaction worth Rs. 23 crore involved two 3-BHK and one 4-BHK apartments with a combined area of 10,000 sq. ft. The development, located on Dwarka Expressway, is a premium forest-themed mixed-use project.
The second transaction, worth Rs. 3.5 crore, was recorded at Pioneer Advait, involving a 1,900 sq. ft senior-living residence designed around wellness and community-focused retirement living.
The strength of the corridor becomes clearer when viewed against the wider supply picture. Gurugram’s luxury housing launches fell 28% YoY to 4,549 units in H1 2026, compared with 6,350 units in H1 2025. Developers appear to be taking a more cautious approach after several years of aggressive project launches.
At the same time, supply is becoming increasingly concentrated in a few established growth corridors. Nearly 70% of new luxury launches were concentrated in GCER & SPR and Dwarka Expressway, reinforcing the two markets as Gurugram’s principal destinations for premium residential development.
The moderation in new supply could help support pricing, particularly in locations where demand remains strong and land availability is constrained. For developers, the current environment is less about maximising volumes and more about choosing locations and projects that can command a premium.
Gurugram’s broader luxury market is still delivering healthy long-term returns despite the moderation in annual price growth. Across key micro markets, completed residential properties recorded a compound annual growth rate of 11–13% between 2022 and H1 2026, according to Savills.
The market is also becoming more discerning. Buyers are increasingly looking beyond headline prices and focusing on factors such as connectivity, larger homes, premium amenities, timely delivery and the track record of developers.
That shift is likely to favour established corridors such as Dwarka Expressway, where infrastructure improvements are accompanied by a growing ecosystem of residential, commercial and social infrastructure.
The outlook for Delhi-NCR’s luxury housing market remains broadly stable for the second half of 2026. Savills expects improving infrastructure, expanding business activity and steady end-user demand to support the segment, while domestic buyers and NRIs are expected to remain active.
A more measured approach to new launches could also help maintain market balance and reduce the risk of sharp price corrections.
For now, Dwarka Expressway has emerged as the clearest outperformer in Gurugram’s luxury housing market. Its 6% rise in capital values, 16% increase in plot prices and 22% rental growth suggest that the corridor is moving beyond its earlier promise and becoming a mature premium residential destination.
The next phase of Gurugram’s luxury market may be less about rapid price gains across the board and more about which corridors can continue to deliver connectivity, quality and scarcity. On that count, Dwarka Expressway has built a considerable lead.
