Delhi-NCR’s premium housing market is showing signs of consolidation after several years of sharp price appreciation, but two corridors continue to stand out. Dwarka Expressway in Gurugram and the Noida-Greater Noida Expressway in Noida have emerged as key growth markets, supported by infrastructure upgrades, improving residential ecosystems and sustained demand from affluent buyers.
According to Savills India’s Delhi-NCR Residential Market Watch H1 2026, Dwarka Expressway recorded the strongest performance among Gurugram’s key luxury residential micromarkets in the first half of 2026. Capital values of completed properties rose 6% year-on-year, while residential plot values increased 16%.
Rental values posted an even sharper rise, climbing 22% during the period. This was the highest rental growth among the major Gurugram micro markets tracked by Savills, highlighting the corridor’s growing appeal not only among homebuyers but also among tenants seeking premium housing close to major employment centres.
The corridor’s performance has been driven by improved connectivity, better social infrastructure and rising demand from corporate professionals, expatriates, high-net-worth individuals and affluent end-users.
The strengthening market is also visible in individual transactions. Savills highlighted a Rs. 23-crore transaction at Max Estates 361 involving two 3-BHK and one 4-BHK apartments with a combined area of 10,000 sq. ft. Another transaction worth Rs. 3.5 crore involved a 1,900 sq. ft premium senior-living residence at Pioneer Advait.
The rise in values is taking place against a more cautious supply environment in Gurugram. Luxury residential launches fell 28% year-on-year to 4,549 units in H1 2026 from 6,350 units in the same period last year.
Developers appear to be taking a more measured approach after a strong launch cycle over the past few years. Yet, nearly 70% of new luxury launches were concentrated in GCER & SPR and Dwarka Expressway, underlining the importance of these corridors to Gurugram’s premium housing market.
Noida corridor gains ground
Across the border, the Noida-Greater Noida Expressway has emerged as the most resilient premium residential micromarket in Noida, particularly for properties still under construction.
While capital values of completed premium properties across Noida declined 2% year-on-year in H1 2026, values on the Noida-Greater Noida Expressway increased 3%. The difference was more pronounced in the under-construction segment, where capital values on the corridor jumped 28%, compared with 15% growth across Noida.
The corridor also accounted for 73% of Noida’s luxury residential launches during the first half of the year. This came even as overall luxury launches in Noida fell 33% to 400 units from 600 units a year earlier.
The concentration of new supply suggests that developers continue to see the Expressway as one of the city’s strongest premium housing markets. Buyers, meanwhile, are increasingly looking for locations that combine connectivity, established social infrastructure, quality amenities and access to employment hubs.
Rental demand is supporting the market as well. Noida’s rental values increased 10% year-on-year in H1 2026, while the Noida-Greater Noida Expressway recorded a 9% increase.
Several infrastructure projects could further strengthen the corridor’s residential prospects. Savills pointed to the proposed Rs. 500-crore smart twin-route corridor, the planned Aqua Line metro extension, the FNG Expressway and the proposed Ghaziabad-Jewar RRTS corridor as developments that could improve connectivity and support long-term residential demand.
Infrastructure remains the common denominator
Despite their differences, the two corridors share a common growth driver: infrastructure-led urban expansion. Dwarka Expressway has benefited from improving connectivity between Gurugram and Delhi, while the Noida-Greater Noida Expressway has gained from its proximity to employment hubs and expanding infrastructure across Noida and Greater Noida.
For premium homebuyers, the equation is increasingly shifting beyond the property itself. Connectivity, access to workplaces, social infrastructure, spacious homes, amenities and developer credibility are becoming central to purchasing decisions.
Savills expects Delhi-NCR’s luxury residential market to remain stable in the second half of 2026. Improving infrastructure and business activity, combined with steady end-user demand and continued interest from domestic buyers and NRIs, are expected to support the market.
Measured supply could provide an additional cushion. With developers becoming more selective about new launches after the rapid expansion of recent years, the possibility of a sharp correction in premium housing prices appears limited.
For developers, the message is equally clear. The next phase of NCR’s luxury housing growth is likely to be concentrated in corridors where infrastructure, employment and residential development are advancing together. Dwarka Expressway and the Noida-Greater Noida Expressway are already showing what that combination can deliver.
