India’s listed Real Estate Investment Trusts (REITs) continued strengthening their position within the country’s capital markets ecosystem during FY26, backed by rising distributions, expanding portfolios and increasing investor participation.
The country’s five publicly listed REITs collectively distributed more than Rs. 2,566 crore to over 4.25 lakh unitholders during the quarter ended March 31, 2026. For the full financial year FY26, cumulative distributions crossed Rs. 8,900 crore, marking one of the strongest years yet for the sector.
The listed REIT universe currently includes Brookfield India Real Estate Trust, Embassy Office Parks REIT, Knowledge Realty Trust, Mindspace Business Parks REIT and Nexus Select Trust.
Together, the five REITs manage more than 187 million sq. ft. of Grade A office and retail real estate assets across India, highlighting the growing scale and maturity of institutional commercial real estate ownership in the country.
As of Q4 FY26, the Indian REIT market’s total gross asset value stood at over Rs. 2.72 lakh crore, while combined market capitalisation crossed Rs. 1.70 lakh crore as of May 22, 2026.
The sector has also witnessed rapid expansion in recent years. Since inception, India’s listed REITs have cumulatively distributed over Rs. 31,700 crore to unitholders, reinforcing their emergence as a stable yield-generating investment platform for both domestic and global investors.
Industry experts believe the sector’s growth reflects broader confidence in India’s commercial real estate market, particularly in Grade A office and organised retail assets.
“This has been another landmark year for the Indian REIT industry, marked by strong growth in distributions, expansion of high-quality real estate portfolios, and increasing investor participation,” said Alok Aggarwal, Managing Director & CEO of Brookfield India Real Estate Trust and Chairperson of the Indian REITs Association.
He noted that the listing of an additional REIT during FY26 has further strengthened confidence in the platform, taking the total number of listed REITs in India to five.
According to Aggarwal, the more than 50% year-on-year increase in annual distributions reflects the resilience of underlying assets, strong operating performance and the ability of REITs to generate predictable cash flows for investors.
The Indian REITs Association (IRA), formed under the guidance of SEBI, continues to play a central role in supporting the sector’s growth and regulatory development.
Market analysts say India’s REIT segment is gradually becoming a more mainstream investment avenue as investors seek transparent, professionally managed assets with stable income potential.
The continued expansion of institutional-grade office and retail portfolios, combined with strong leasing demand across major commercial markets, is expected to further support REIT growth over the coming years.
As India’s commercial property sector evolves, REITs are increasingly emerging not only as real estate investment vehicles but also as important instruments linking capital markets with the country’s urban infrastructure and office economy.
