Dalcore, a new-age real estate developer, has unveiled an ambitious ultra-luxury residential project, The Falcon, on Gurugram’s coveted Golf Course Road. Designed as a single iconic tower, the project signals a decisive shift toward globally benchmarked, design-driven living in North India’s luxury housing market.
The Falcon is also set to make history as North India’s first branded residences by YOO, the internationally renowned design brand founded by John Hitchcox and Philippe Starck. Backed by a strategic investment from the Shriram Group, the development reflects growing institutional confidence in India’s high-end residential segment.

At the heart of The Falcon is Dalcore’s architectural collaboration with UHA, an internationally acclaimed architecture and design firm known for its diverse global portfolio. UHA has conceptualised and continues to guide the project’s architectural and structural vision, bringing international sensibilities to a prime NCR address.
Located in Sector 53, one of Gurugram’s most prestigious and well-connected neighbourhoods, The Falcon is being positioned as a design-forward residential landmark. The emphasis is on creating a cohesive living experience where architecture, interiors, and lifestyle design work in unison rather than as isolated elements.
YOO Curates the Branded Living Experience
Strengthening its identity as a true branded residence, all interiors at The Falcon are being curated by YOO. This includes private residences, the clubhouse, shared amenities, and landscaped green spaces. The intent is to offer residents a unified global design language that extends from the façade of the tower to the smallest interior details.
By integrating architecture and interiors under a single creative vision, The Falcon aims to deliver a lifestyle proposition that goes beyond conventional luxury, focusing instead on character, consistency, and long-term value.
Sculpting a Distinctive High-Rise
Spread across approximately two acres, The Falcon is envisioned as a single high-rise tower comprising around 96 ultra-luxury homes. The development will offer expansive three and four-bedroom residences, designed for buyers who value privacy, exclusivity, and generous living spaces. Homes are expected to be priced at Rs. 10 crore and above.
The architectural design evolved through an intensive three-month process that deliberately moved away from conventional high-rise formats. While early concepts explored a traditional Mivan-constructed tower, the final design took a more sculptural direction. Inspired by the stacked form of rounded mobile phones, the tower features fluid, pod-like volumes with softened edges, giving it a distinctive presence on Gurugram’s skyline.
Sustainability at the Core of Design
Sustainability and climate responsiveness have been integral to the project’s planning. Targeting LEED certification, UHA conducted detailed studies on sun paths, wind movement, temperature patterns, and Gurugram’s broader climatic conditions. The tower’s North–South orientation has been carefully planned to enhance energy efficiency, thermal comfort, and environmental performance.
According to Dalcore, the goal has been to create a building that is not only visually striking but also enduring and responsive to its surroundings.

Commenting on the collaboration, Sidharth Chowdhry, Managing Director of Dalcore, said the project reflects the company’s belief that architecture forms the foundation of meaningful living spaces. UHA’s association with The Falcon builds on its extensive international portfolio, which includes Dubai Creek Harbour in Dubai, Infinity Towers in Limassol, Sadro Residencias in Puebla, Mexico, and KEAN in Limassol, Cyprus. The Falcon also arrives at a time when India is emerging as one of the world’s fastest-growing markets for branded residences. According to Knight Frank, the country ranks sixth globally, accounting for nearly four percent of existing branded residential supply. The segment is projected to grow by nearly 60 percent by 2027, driven by strong demand in markets such as NCR, Mumbai, and Bengaluru.
