Home Prices, Rental Yields Rise Together Across India's Top Housing Markets

India's residential real estate market is rewriting one of its oldest investment equations. In a departure from the conventional trend where rising property prices usually erode rental yields, the country's top housing markets are now delivering both strong capital appreciation and improving rental income, making residential property an increasingly attractive wealth creation asset.

According to ANAROCK Research, residential prices and rental yields have risen simultaneously across 11 major housing markets between 2019 and the second quarter (Q2) of 2026. The findings indicate that demand is being driven not merely by speculative buying but by sustained end-user demand, expanding employment hubs and large-scale infrastructure development.

"Rising property prices are generally inversely proportional to rental yields, exerting downward pressure on the latter. While rents often do not keep pace with capital appreciation, the country's top residential markets are diverging sharply from this trend," said Anuj Puri, Chairman of ANAROCK Group.

Noida recorded the highest capital appreciation among the major cities, with average residential prices climbing 125 per cent from Rs. 4,795 per sq. ft in 2019 to Rs. 10,780 per sq. ft in Q2 2026. At the same time, rental yields improved from 3.2 per cent to 3.9 per cent.

Gurugram followed closely, registering a 117 per cent jump in average residential prices, from Rs. 6,150 per sq. ft to Rs. 13,350 per sq. ft, while rental yields rose from 3.5 per cent to 4.3 per cent. Bengaluru and Hyderabad witnessed the sharpest increase in rental returns, with yields rising by 100 basis points each, alongside capital appreciation of 90 per cent and 93 per cent, respectively. Mumbai and Delhi also posted healthy gains, recording rental yield improvements of 80 basis points and 100 basis points while property values appreciated by 64 per cent and 47 per cent.

Industry stakeholders say Gurugram's performance reflects a structural transformation rather than a cyclical upswing.

Pratik Tibrewala, Senior Vice President and Head of Corporate Finance at M3M India, attributed the city's growth to a combination of economic expansion and infrastructure-led development.

"The strong capital appreciation witnessed in Gurugram over the last several years is underpinned by robust economic fundamentals and sustained infrastructure-led growth," he said, noting that residential prices in several micro-markets have more than doubled since 2019 while rental yields have strengthened alongside.

According to Tibrewala, Gurugram's emergence as one of India's leading destinations for Global Capability Centres (GCCs), coupled with transformative developments such as the proposed 1,000-acre Global City project, is creating a sustained demand ecosystem. Infrastructure projects including the Dwarka Expressway, Southern Peripheral Road, metro expansion and improved connectivity are further supporting residential demand. "As employment generation and premium housing demand continue to rise, Gurugram is expected to remain one of the country's most resilient and high-performing residential real estate markets," he added.

Ashish Sharma, AVP Operations at Brahma Group, echoed the view, saying the city's 117 per cent appreciation reflects the strength of its underlying fundamentals rather than short-term market exuberance.

"The continued expansion of Global Capability Centres, multinational corporations and high-value employment opportunities is further strengthening housing demand and creating a healthy rental market," Sharma said. He added that sustained infrastructure and social development are improving long-term market stability, enabling Gurugram to offer both capital appreciation and attractive rental returns for investors and homebuyers alike.

The trend, however, extends beyond Gurugram. Developers say buyers across India are becoming more discerning, prioritising infrastructure, connectivity and long-term value over speculative gains.

Sidharth Chowdhry, Managing Director at Dalcore, said the sharp appreciation across leading residential markets reflects changing buyer behaviour.

"Homebuyers today are looking beyond just owning a home. They are choosing locations that offer strong infrastructure, better quality of life and the potential for long-term value creation," he said.

Chowdhry pointed to premium micro-markets such as Golf Course Road in Gurugram, where world-class infrastructure, premium developments and strong connectivity continue to attract both end-users and investors. Similar trends, he said, are now emerging across several high-growth residential corridors in the country.

For developers, the evolving market reinforces the need to create well-planned communities in locations backed by genuine demand. "As infrastructure continues to improve and buyer preferences evolve, residential real estate will remain one of the most resilient and attractive asset classes, with India's emerging housing hotspots leading the next phase of growth," Chowdhry said.

The convergence of rising home prices and improving rental yields marks a significant shift for India's residential sector. Unlike previous cycles that relied heavily on capital gains, the current market is increasingly offering investors a balanced proposition of wealth creation and recurring rental income, supported by stronger economic fundamentals and expanding urban infrastructure.
