How AI-Led PropTech is Redefining Home Discovery for India’s New Buyers

India’s real estate sector is undergoing a quiet but meaningful transformation. Technology is no longer limited to property listings or backend customer management systems. Instead, a new generation of PropTech platforms is rethinking how buyers discover, evaluate, and decide on homes. At the centre of this shift is artificial intelligence, combined with immersive digital tools that aim to simplify what has long been a complex and overwhelming process.

According to Samudragupta, Founder and CEO of Relata, one of the most persistent misconceptions around PropTech is that it begins and ends with CRMs or listing portals. While these tools played an important role in the early days of digital real estate, they only address small fragments of the buyer journey. “Real technology,” he explains, “has to solve the entire experience, not just manage leads or display projects.”

Moving Beyond Listings and Lead Management

Samudragupta points out that PropTech in India initially evolved to help developers organise enquiries and sales pipelines. Listing platforms followed, giving buyers visibility into available projects. But as the market matures, buyer expectations are changing. Today’s homebuyers want clarity, speed, and control over their decisions.

Relata’s approach focuses on intent-based discovery rather than filter-heavy searches. Instead of navigating endless checkboxes, buyers can simply state what they want, such as a three-bedroom home in a specific locality. The system interprets that intent, surfaces relevant projects, and allows users to explore them through immersive digital interfaces. The idea is to let buyers discover homes independently, without pressure or constant follow-ups.

Samudragupta believes this shift is essential. Buyers should be able to explore, compare, and understand projects at their own pace. Human interaction, he says, should come in only when genuine interest is established. This reduces friction for buyers and allows sales teams to engage more meaningfully.

Reimagining the Homebuyer Journey

A key theme in Relata’s technology philosophy is end-to-end journey optimisation. Homebuying is not a single transaction but a series of stages, from early exploration to final decision-making. Samudragupta outlines four broad phases: pre-launch awareness, active engagement, evaluation, and transaction.

Most existing PropTech solutions, he argues, address only one or two of these stages. True innovation lies in connecting them seamlessly. Relata’s platform integrates multiple components across the ecosystem, bringing together developers, brokers, bankers, and buyers on a single digital framework. The goal is to reduce information gaps and make each step clearer and more predictable.

Turning Information Into Experience

One of the biggest challenges in real estate is helping buyers visualise a home before visiting it. Floor plans and static images often fail to convey scale, layout, or context. Relata addresses this through digital sales galleries that combine video, interactive content, and visual simulations.

Samudragupta shares how this approach has helped buyers understand projects more deeply, even before stepping on-site. Buyers can explore views from different floors, understand surrounding infrastructure, and see how amenities fit into the overall design. This level of detail helps them assess not just the home, but its long-term value and livability.

For buyers, this translates into confidence. Instead of relying on imagination or fragmented information, they can evaluate properties with a clearer understanding of what they are getting. Decisions become informed rather than aspirational guesses.

Building Confidence Through Clarity

At its core, this new wave of PropTech is about reducing uncertainty. Real estate decisions involve large financial commitments, and confusion often leads to hesitation or regret. By presenting information in a structured, intuitive way, technology can help buyers feel more in control.

Samudragupta emphasises that visibility alone is no longer enough. Buyers do not just want to see more options; they want to understand them better. Platforms that can translate complex project details into clear, accessible experiences are more likely to earn trust.

The Road Ahead for PropTech

As buyer expectations continue to rise, PropTech will increasingly be judged by how well it simplifies the journey rather than how many features it offers. The future belongs to platforms that integrate intelligence, design, and usability to serve real human needs.

For companies like Relata, the challenge and opportunity lie in shifting the conversation from tools to outcomes. In an industry long driven by transactions, the next phase of growth will be defined by experience, confidence, and informed choice.
