In A First, DDA Seeks Real Estate Consultant To Improve Sales

In a first, Delhi Development Authority (DDA) has sought the help of a real estate consultant to figure out a way to improve sales, including an inventory of about 40,000 unsold flats. The firm will suggest a strategy to maximise sales. 

The consultant has been selected through a bidding process and will prepare a study report based on demand and supply of the flats and other factors. The report will be submitted in one-and-a-half months. 

“We have hired Anarock consultants who will study the demand and supply patterns, migration patterns, comparison of our flats with those in NCR cities and suggest what is going wrong. They will also suggest measures to increase sales,” as per the authority.

Officials said that they are expecting suggestions including reduced prices or increased community amenities within the gated societies to increase the sale of flats. The authority will also take into consideration dynamic pricing of flats, based on preferential locations. Based on the study, the authority will conduct a survey and incorporate the changes in our housing scheme for 2023 before it is launched. 

The scheme will include sale of 23,000 newly-constructed flats in a phased manner, mostly in Narela sub-city. DDA initially planned to launch the housing scheme 2023 in May, but deferred it as approval in the authority meeting is pending. Moreover, the authority also started allotments for 5,500 unsold inventories under its Phase IV housing scheme from July 10, and put its new scheme on hold to avoid confusion. So far, 1,680 flats have been allotted.

The rates will be finalised only after the authority's approval and the houses will be allotted through a computerised draw of lots. To improve saleability, DDA claimed to have undertaken remedial measures, including improvement of transport infrastructure, construction of Urban Extension Road-II and providing concessions to buyers.
