The Indian residential real estate sector is undergoing a marked transformation as developers increasingly embrace integrated condominium projects that combine luxury homes with high-street retail, entertainment, and lifestyle offerings. Leading developers such as DLF, Hero Realty, M3M, and Tribeca Developers are pioneering this shift, responding to growing homebuyer demand for convenience, connectivity, and self-sufficient communities.
According to the JLL report “Rise of Mixed-Use Developments in India 2025”, mixed-use townships now account for approximately 35% of residential absorption in major cities. These projects integrate residential, retail, office, and entertainment spaces, offering a lifestyle experience where daily needs are within walking distance of home.
DLF Midtown: West Delhi’s New Luxury Hub
In New Delhi, DLF Midtown in DLF City exemplifies this trend. Designed as a self-contained township, the project blends luxury residences with large parks, social infrastructure, and Midtown Plaza, a high-street retail destination catering to both residents and the surrounding catchment.
Aakash Ohri, JMD & Chief Business Officer, DLF Homes, said, “Walkable, high-street retail has defined modern living in Gurgaon, yet such integrated urban lifestyle experiences have been limited in New Delhi. With DLF Midtown Plaza at Moti Nagar, we are bringing this evolved way of living to the capital: curated retail, everyday conveniences, entertainment, and vibrant social experiences, all just a short walk from home. Planned as one of the largest integrated developments in the region, it is already home to over 4,000 families, with Capital Greens I, II, and III forming the backbone. The newest addition, One Midtown, offers a holistic lifestyle with world-class club, expansive amenities, and an iconic terrace rooftop.”
Dwarka Expressway Embraces Integrated Condominium Concept
The Dwarka Expressway corridor is witnessing a similar transformation, with developers integrating high-street retail into luxury residential projects. Rohit Kishore, CEO, Hero Realty, said, “Integrated condominiums with high-street retail are a natural progression in India’s evolving urban landscape. Homebuyers today value more than just well-designed residences—they seek convenience, community, and connectivity within a single address. This reduces commuting needs and enhances lifestyle value. Our project, The Palatial by Hero Homes, features 300,000 sq. ft of high-street retail along a 300-meter frontage, ensuring sustained footfall for retailers while offering a holistic residential experience.”
Pune Follows the Integrated Living Trend
Pune, too, is adopting integrated condominium formats, particularly in established residential hubs. Tribeca Developers’ flagship project, The Ark in South Pune’s NIBM area, exemplifies this shift. It comprises six residential towers and Tribeca Highstreet, a 300,000 sq.ft open-air retail boulevard.
Girish Kamble, CEO – West, Tribeca Developers, explained, “Integrated residential communities with walkable high-street retail are redefining urban living. Today’s homebuyers want vibrant, self-sufficient neighbourhoods where daily conveniences, leisure, social interaction, and retail experiences converge. The Ark combines thoughtfully designed residential towers with landmark amenities—Pune’s largest rooftop terrace, three-acre landscaped greens, infinity pools, lounges, and fitness spaces. Adjacent Tribeca Highstreet introduces a curated open-air retail and dining destination, creating a lively, pedestrian-friendly social hub complementing the residential experience.”
Retail Sector Momentum Supports Integrated Projects
The push towards integrated formats is also reflected in the retail leasing landscape. Cushman & Wakefield’s 2025 Indian Retail Report notes a 25% rise in integrated retail leasing in Delhi NCR, driven by developments that prioritize walkability and lifestyle-led design.
Smartworld One DXP in Sector 113, Dwarka Expressway, is one such development. The project blends luxury residential units with Smartworld One DXP Street, a retail hub that provides residents with essential services just steps from their doors while ensuring seamless connectivity between Dwarka, Delhi, and Gurgaon.
Integrated Living: The Future of Indian Residential Real Estate
The demand for integrated condominiums stems from rising urban density and evolving buyer expectations. Homebuyers today seek more than standalone premium residences—they want neighborhoods designed for living, not just for occupancy. Integrated developments provide convenience, reduce commuting, foster social interaction, and elevate lifestyle quality.
From Delhi to Pune to Gurugram, developers are responding by creating residential communities with high-street retail, curated social spaces, and lifestyle-focused amenities. As integrated condominiums continue to gain popularity, these projects are redefining urban landscapes, shaping the future of residential real estate in India.
