Gurugram has emerged as the epicenter of luxury real estate in Delhi-NCR, capturing 91% of the region’s Rs5 crore-plus home sales in H1 2025, according to JLL India. While overall housing sales in Delhi-NCR fell by 23%, the luxury segment thrived, with 5,168 high-end homes sold across India’s top seven cities. Delhi NCR led with a 65% share, and Gurugram’s dominance confirms its appeal among affluent buyers.
Southern Peripheral Road (SPR) and Dwarka Expressway drove 61% of Gurugram’s luxury sales, with SPR alone contributing 39%. The newly completed Dwarka Expressway added 22%, boosted by rising land values and demand for ultra-premium projects. Since 2020, Gurugram has launched nearly 22,000 luxury units — 89% of Delhi-NCR’s total. Golf Course Road and Sohna Road added 7–10%, though new launches in established areas are now limited.
Luxury now accounts for 27% of Delhi-NCR’s residential sales, up from 19% in 2024 and 12% in 2023. Gurugram’s resort-style homes, metro connectivity, and upgraded roads have made it the preferred choice for lifestyle-driven buyers.

Developers are responding swiftly. Robust sales and buyer confidence have led to fast-selling launches along SPR and Dwarka Expressway. Gurugram alone accounts for 89% of luxury units launched in Delhi-NCR since 2020.
Harinder Dhillon, National Sales Head, BPTP, said: “Gurugram has evolved into NCR’s most aspirational market. With upgrades like Dwarka Expressway, DMIC, NH8, and metro expansion, buyers now prefer larger 3–4 BHK homes in gated communities. Despite concerns over traffic and waterlogging, Gurugram’s appeal remains strong. With the festive season ahead and inflation stable, developers are rolling out upscale projects to meet rising demand. The city’s rapid urbanization, job growth, and infrastructure upgrades continue to attract India’s elite.
