Mahindra Lifespaces Developers Limited (MLDL), the real estate and infrastructure development business of the Mahindra Group, announced its financial results for the quarter ended 31st March 2025 today. Following INDAS 115, the company recognises its revenues on completion of the contract method.
In FY25, Mahindra Lifespaces recorded consolidated sales of Rs 3,299 crore across its Residential and IC&IC segments, underlining a year of strong performance and strategic growth. The company achieved a fourfold surge in Gross Development Value (GDV) additions to Rs 18,100 crore, compared to Rs 4,400 crore in FY24. Residential pre-sales rose by 20.4% to Rs 2,804 crore, with a saleable area of 3.18 million sq. ft. and RERA carpet area of 2.32 million sq. ft. Revenues from the IC&IC business increased by 5% to Rs 495 crore, backed by a total leased area of 85.1 acres. Total consolidated income grew significantly by 66% to Rs 463.9 crore. The company also demonstrated strong operational efficiency with residential collections of Rs 1,831 crore and a record consolidated operating cash flow of Rs 832 crore, 30% higher than the previous year. Profit before tax rose by 30% to Rs 70.5 crore, although profit after tax declined to Rs 61.3 crore from Rs 98.2 crore in FY24. Despite this, the company maintained a robust financial position with a healthy net debt-to-equity ratio of 0.39.
In Q4 FY25, Mahindra Lifespaces continued its strong growth trajectory with consolidated sales (Residential and IC&IC) of Rs 1,266 crore. The company achieved Gross Development Value (GDV) additions of Rs 3,650 crore, marking a 1.8x increase over Q4 FY24. While pre-sales remained steady at Rs 1,055 crore, compared to Rs 1,086 crore in the same period last year, the saleable area stood at 1.03 million sq. ft., with a RERA carpet area of 0.70 million sq. ft. Revenues from the IC&IC business rose by 14% to Rs 211 crore, driven by a leased area of 37.8 acres. Total consolidated income grew marginally to Rs 55.4 crore. The company also reported a solid rise in residential collections at Rs 466 crore, up from Rs 412 crore in Q4 FY24. Profitability showed robust improvement, with profit before tax increasing by 48% to Rs 86.5 crore and profit after tax growing by 19% to Rs 85.1 crore.

Our IC&IC business also had a strong with marquee transactions closed during the year. This positions us well to achieve our stated target of 8,000 - 10,000 Cr sales in 5 years. Further, our balance sheet remains strong with the highest ever operating cash flows and well-controlled net debt to equity.”
