Redevelopment work has officially begun at Motilal Nagar in Goregaon West, marking the start of what is set to be Mumbai’s second-largest revamp project, spread across 143 acres along New Link Road. Initial soil testing has started, paving the way for construction on open spaces in the area.
Originally built in the 1960s to accommodate displaced project-affected persons (PAPs), Motilal Nagar had long suffered from crumbling infrastructure and illegal construction. The Maharashtra Housing and Area Development Authority (MHADA) first proposed redevelopment in 2013, but legal clearances were received only this year. The project has been granted ‘Special Project’ status by the state government.
The redevelopment plan covers layouts 1, 2, and 3, comprising 3,340 residential tenements and 328 commercial units. Post-redevelopment, each apartment will be 1,600 sq. ft, while commercial units will span 987 sq. ft. The project also includes upgraded infrastructure, public amenities, and commercial spaces, and will allow residents to move directly into new homes through a key-to-key methodology, minimising displacement.
Adani Properties won the project in March with a Rs. 36,000-crore bid, and MHADA signed a Construction & Development Agreement (C&DA) with Adani Realty in July. Under the agreement, the Adani Group will implement redevelopment over 5.8 lakh sq. metres, with MHADA receiving 3.83 lakh sq. metres of constructed area. Completion of rehabilitation and MHADA units is expected within seven years.
The redevelopment is designed around the concept of a “15-minute city,” ensuring easy access to transport, healthcare, education, shopping, and entertainment within a 15-minute radius. Large open spaces, gardens, pedestrian plazas, and community hubs will be retained, giving Motilal Nagar a modern, mixed-use character.
Nikhil Dikshit, Founder and CEO of Shilp Associates, the architecture firm coordinating with MHADA, said, “Since no redevelopment project in Mumbai has previously offered such large homes with minimal displacement, Motilal Nagar has become a major talking point in the city.”
