In order to make more land available for affordable housing under Pradhan Mantri Awas Yojana (PMAY), Nagpur Metropolitan Region Development Authority (NMRDA) has decided to implement this scheme in green belt and no development zones too.
The houses will be built with private participation and the schemes will get a floor to space index (FSI) of 1. The private land owner can construct houses on his own. The developer should apply for this scheme to NMRDA, Maharashtra Housing and Area Development Authority (MHADA) or state government.
Earlier, under this scheme, cost of 50% houses was decided on the basis of MHADA’s prevalent rates. The developer will be allowed to fix the cost of remaining 50% as per his wish. Now the cost of subsidized houses will be decided on the basis of market rate or the cost submitted by the developer, whichever is less.
As per government norms, the owners belonging to economically weaker sections (EWS) and low income group (LIG) will be given 50% concession in survey charges. They will be charged only Rs1,000 as stamp duty for the first transaction. The developers will get a FSI of 5 for lands not situated in green belt and no development zones.
