Punjab: Sector 122 Becomes Mohali’s Fastest-Growing Residential Micro-Market

Sector 122 in Mohali is emerging as a prime residential zone, offering large townships, strong road connectivity and city-like lifestyle advantages at far more affordable prices.

Punjab: Sector 122 Becomes Mohali’s Fastest-Growing Residential Micro-Market

Sector 122 is fast emerging as one of the most closely watched residential micro-markets in the Tricity real estate landscape. Located right at the edge of Chandigarh, the sector enjoys a rare geographical advantage. It shares its boundary with the city, offering residents many of the lifestyle benefits of Chandigarh at significantly more affordable prices.

Over the past few years, Sector 122 has begun attracting strong interest from both end-users and investors across the Tricity and nearby regions. A series of large, integrated residential townships are coming up here, many spread across 100 to 200 acres. This scale of development is shaping the area into one of the most systematically planned residential belts in Mohali.

These townships are being designed around modern urban needs. Wide internal roads, pedestrian-friendly walkways, round-the-clock security and carefully planned green spaces are now becoming standard features. Developers are also incorporating sustainability measures such as rainwater harvesting systems and electric vehicle charging infrastructure. Together, these elements are helping create a future-oriented residential environment that balances comfort, safety and long-term ecological responsibility.

Connectivity is one of Sector 122’s strongest advantages. The sector sits at the intersection of three major peripheral roads, giving it direct and fast links to key parts of the Tricity. PR-4 connects the area with New Chandigarh and the Mohali Sports Stadium. PR-5 provides a smooth route to ISBT-43 and central Chandigarh, making daily commuting easier for professionals. PR-7 creates a seamless corridor to Mohali Aerocity and the international airport zone.

This rare three-road junction allows residents to access multiple directions without congestion or long detours. An upcoming entry from Sector 39 is expected to further improve direct access into Chandigarh’s inner sectors, strengthening Sector 122’s position as a well-connected urban extension.

Beyond road connectivity, the sector also benefits from proximity to major public infrastructure. PGI Hospital and Punjab University are both located just a short drive away, making the area convenient for families, students and working professionals alike. The airport corridor and IT and industrial hubs of Mohali are also easily accessible, adding to the sector’s appeal for the employed workforce.

Sector 122 is not being planned merely as a cluster of housing projects. It is evolving as a full-fledged community zone. Developers are planning clubhouses, indoor and outdoor sports facilities, jogging tracks, landscaped parks and wellness spaces within their respective townships. These amenities are expected to become social anchors for residents, encouraging interaction, fitness and community living.

While many of these facilities are still under development, the direction is clear. Sector 122 is shaping up as a family-friendly destination where open spaces and shared amenities form the core of everyday life, rather than being treated as optional extras.

Affordability remains a key driver of demand. Property prices in Sector 122 are almost half of what buyers would typically pay in established Chandigarh sectors. Yet, the sector offers similar access to city infrastructure, education and healthcare. This price-value balance is drawing first-time homebuyers, young professionals, and families looking to upgrade to larger homes without over-stretching their budgets.

For working professionals, the sector offers reduced commute times and a calmer living environment without cutting them off from city activity. For families, the green surroundings and organised development bring a sense of security and long-term stability. Investors, meanwhile, are attracted by the possibility of sustained capital appreciation as infrastructure and occupancy rise.

Speaking on the long-term vision, Piyush Kansal, Executive Director of Royale Estate Group, said that Sector 122 is being developed as a future-ready residential ecosystem rather than just another housing cluster. According to him, the sector combines the lifestyle advantages of Chandigarh with better value, making it suitable for both families and professionals seeking long-term stability.

As Tricity’s residential growth continues to move outward in a planned manner, Sector 122 stands out for its combination of location, infrastructure and affordability. For many buyers, it represents not just a property purchase but the setting for the next phase of their lives.
