Zomato Hyperpure, the B2B supplies arm of food delivery platform Zomato, has signed one of its largest warehousing deals in the Mumbai Metropolitan Region (MMR) as part of its expansion strategy to strengthen its fresh-farm and restaurant-supply logistics network across India.
According to property registration documents reviewed by CRE Matrix, a real estate data analytics firm, Zomato Hyperpure has leased over 5.53 lakh sq. ft of warehousing space from Zuijin Developers Pvt Ltd in Mauje Pogaon, Bhiwandi, Thane district. The lease agreement marks another milestone in Zomato’s effort to expand its logistics infrastructure and improve supply-chain efficiencies for restaurants and food partners nationwide.
Large Lease Deal in Thane
Under the agreement, Zomato Hyperpure will pay an annual rent of nearly Rs. 20.58 crore, equivalent to about Rs. 1.7 crore per month, making it one of the company’s larger warehouse leases in the region. The facility, located at Survey No. 84/10/1 and adjoining plots, will serve as a major logistics hub for its Hyperpure operations, which source and distribute fresh, high-quality ingredients directly from farmers and producers to restaurants.
The lease has been signed for a term of four years and seven months, with a lock-in period of 48 months, ensuring long-term operational continuity. Neither party can terminate the agreement during this period without incurring penalties, according to the documents.
The handover of the premises took place on September 1, 2025, followed by a 150-day rent-free fit-out period to allow Zomato Hyperpure to set up and operationalise the facility.
Terms of the Agreement
The lease agreement specifies a starting rent of Rs. 31 per sq. ft per month. Zomato Hyperpure paid a stamp duty of around Rs. 27 lakh and a security deposit of approximately Rs. 8.57 crore. The lease was formally registered on November 1, 2025, the documents showed.
The warehouse’s strategic location in Bhiwandi, one of India’s leading logistics and warehousing hubs, provides excellent connectivity to Mumbai, Thane, and Navi Mumbai, as well as to key highways and industrial corridors. This is expected to help Zomato streamline its supply chain and cut operational turnaround times for its restaurant partners.
Previous Warehouse Leases
This is not Zomato Hyperpure’s first major real estate transaction in the region. The company has been steadily expanding its warehousing footprint in Thane district to cater to growing demand from restaurant clients and cloud kitchens.
In August 2025, Zomato Hyperpure secured a five-year lease for 2.46 lakh sq. ft of space at One K Square Logistics Park in Bhiwandi for Rs. 43.9 crore. That facility carries a starting monthly rent of Rs. 66.21 lakh and a security deposit of Rs. 2.78 crore, according to documents accessed by Propstack.
Earlier in February 2025, the company leased another 253,421 sq. ft of warehousing space at Lodha Industrial and Logistics Park in Palava, part of the Mumbai Metropolitan Region. The five-year lease carries a monthly rent of over Rs. 85.3 lakh, reflecting Hyperpure’s growing need for large-scale storage and distribution centers near key consumption markets.
Strengthening the Supply Chain
Zomato launched Hyperpure in 2019 as a platform that supplies fresh, high-quality ingredients, groceries, and packaging materials directly to restaurants. It sources produce from farmers and manufacturers, ensuring traceability and consistency in quality for its restaurant partners.
The expansion of its warehousing network, particularly in Mumbai and other major metro regions, underscores Zomato’s strategy to enhance last-mile delivery efficiency and expand its B2B reach. Bhiwandi, with its proximity to ports, highways, and distribution centers, has become a preferred destination for logistics investments by e-commerce, FMCG, and food supply-chain companies.
