No map approval is required in urban areas for building, expanding, or repairing a house on a plot not more than 1076 sq ft (100sqm) in size, Lucknow Development Authority (LDA). The circular comes in the wake of a substantial number of queries being received by the LDA regarding the approval of maps.
In urban areas, no approval is required for the construction, expansion, and renovation of a residential building which are on or up to 1076 sq ft (100 sq m) plot or built-up areas. However, there should be setbacks (the minimum open space required around any building or structure) as per the master plan and building bye-laws. Further, the building should not exceed three storeys.
Further, if the width of the existing road is less than 4m, then the front of the plot must be 2m from the middle line of the road, after that, the front setback will be 1.2m away. For renovation, the house owner must ensure that windows and doors don’t open on another’s property. Further one could construct a sunshade up to 0.75 m on their land.
