CELEBRATING REAL ESTATE'S NEXT-GEN LEADERS

Stepping away from the business, rather than stepping deeper into it, became the defining moment that transformed Anurag Goel's approach to leadership. Enrolling at IIM Bangalore gave him something the day-today demands of real estate rarely allow: the opportunity to pause, reflect and rethink the purpose behind every decision. Until then, his focus had been largely operational, centred on delivering projects and solving immediate challenges. Distance from the business shifted his perspective from execution to institution building, prompting him to think beyond construction and towards trust, brand and long-term value. That change in mindset was tested soon after his return. Faced witha project that had already been launched but no longer reflected the standards he envisioned, he made the difficult decision to withdraw it from the market, redesign it from the ground up and relaunch it. The move carried financialand operational risks, but it reinforced a leadership philosophy centred on purpose ratherthan convenience.

"The defining question for me became, 'What does this project say about who we are?"That changed my role from simply building projects to becominga custodian of the organisation's values. Sometimes the hardest decisions are the ones that protect your reputation for the long term," he says.

That philosophy has also reshaped how he views leadership itself. Where he once considered standing firm and defending one's positiona mark of strength, he now believes lasting success comes from aligning people rather than competing with them. In an industry built on relationships with landowners, contractors, investors, financial institutions, regulators and customers, he believes leaders create greater value by resolving conflicts early and carrying stakeholders along the journey. For him, trust is not built through authority alone but through consistency, transparency and the ability to earn confidence across every relationship. Anurag believes the future of real estate lies in creating experiences rather than simply delivering homes. As buyers increasingly seek lifestyle, identity and community, he sees significant opportunities in thoughtful collaborations across design, hospitality and wellness. At the same time, he cautions that the sector cannot overlook the widening gap between rapid urban expansion and the pace of infrastructure development. Without stronger city-level planning, even world-class projects risk being surrounded by increasingly strained urban ecosystems.

"People may remember iconic buildings, but they stay loyal to organisations they trust. I want Goel Ganga Developments to be known as the name that always shows up, especially when challenges arise. Construction will never be free of uncertainty, but reliability should never be uncertain. If we can build that culture into our organisation, it will matter far longer than any individual project," he says.
