India’s Real Estate Land Boom

India’s real estate sector is no longer merely expanding. It is reorganising itself through an aggressive land acquisition cycle that is reshaping the geography of urban growth. Across metros and emerging cities alike, developers are racing to secure land parcels, betting on long-term housing demand, infrastructure growth and institutional capital flows. According to JLL, developers acquired more than 3,093 acres of land through 149 transactions in 2025, with deals valued at nearly Rs. 54,818 crore. The figure marks a 32 percent year-on-year rise and represents one of the strongest land acquisition cycles in recent years. The acquired land is expected to unlock nearly 229 million sq. ft. of residential, office and mixed-use development across 20 major Indian cities over the next two to five years. Tier I cities absorbed nearly 89 percent of total investment value despite accounting for only 52 percent of the land acquired. Expensive urban markets such as Mumbai, Bengaluru, Delhi and Hyderabad continue attracting premium investments due to established infrastructure and commercial hubs. Meanwhile, Tier II cities accounted for almost 48 percent of the total land acquired by area, although they drew only 11 percent of the investment value. Cities such as Ahmedabad, Amritsar, Ayodhya, Indore, Lucknow, Nagpur and Vadodara are emerging as new growth corridors due to lower land prices, improving connectivity and rising urban migration. Mumbai MMR Leads with Record-Breaking Deal An 11-acre parcel in Mumbai Metropolitan Region changed hands for Rs 5,400 crore in Q1 2026, making it the country’s biggest land transaction by value. Residential Housing Drives The Expansion Residential development remains the biggest driver of this land rush. Nearly 78 percent of the acquired land, around 2,398 acres, has been earmarked for housing projects. Construction on these parcels is expected to require investments exceeding Rs. 72,000 crore. Office projects remain the second-largest segment, accounting for nearly 10 percent of the projected construction capital requirement. JLL estimates office developments on newly acquired land will require investments of approximately Rs. 8,700 crore.

The Financing Challenge Ahead Land acquisition is only the first step. Developing these projects will require more than Rs. 92,000 crore in total construction capital over the coming years. External financing requirements alone are estimated to exceed Rs. 52,000 crore. The growing funding requirement is creating opportunities for Alternative Investment Funds, private credit firms and institutional investors looking to increase exposure to Indian real estate. “2025 has been a record-breaking year for India’s real estate sector, with developers acquiring approximately 3,000 acres of land across 20 major cities and investing close to INR 55,000 crore,” said Lata Pillai, Senior Managing Director & Head of Capital Markets, JLL India. Who is Selling India’s Land? India’s land market continues to remain highly fragmented. Individual landowners accounted for nearly 65 percent of all land transacted during 2025 across 62 deals, highlighting the continued dominance of private ownership in urban expansion. The seller profile differs sharply across cities. In Chennai, individual landowners accounted for 93 percent of land sold. Hyderabad presents a different picture, with corporate entities dominating transactions, while government agencies accounted for nearly 63 percent of land deals in Delhi-NCR. Momentum Continues Into 2026 The momentum has continued into 2026. In the first quarter alone, developers acquired nearly 900 acres of land across key markets through transactions valued at around Rs. 18,000 crore. The Mumbai Metropolitan Region recorded the country’s largest land deal by value during Q1 2026, with an 11-acre parcel sold for Rs. 5,400 crore, translating to nearly Rs. 490 crore per acre, among the highest land valuations in India.
