ESG & SUSTAINABILITY 2026: FROM CHECKBOX TO BALANCE SHEET

Not too long ago, sustainability in Indian real estate meant a few solar panels on the roof, a green building certification and a page on ESG in the annual report.

ESG & SUSTAINABILITY 2026: FROM CHECKBOX TO BALANCE SHEET

Today, ESG is no longer a side note — it’s quietly shaping valuations, influencing leasing decisions, affecting loan terms, and even determining which developers get funded. In short, sustainability has moved from being a branding exercise to a hard financial conversation. A big part of this shift from “Nice to Have” to “Must Have” has come from regulations. The Securities and Exchange Board of India (SEBI) pushed listed companies toward structured ESG disclosures through the BRSR framework. What began as compliance has now turned into competitive positioning. Investors are no longer satisfied with broad sustainability claims. They want numbers — energy intensity, water usage, emissions, governance structure. And they’re comparing developers. By incentivizing green building practices and ESG-led infrastructure, from renewable power integration to EV-ready mobility, the government is helping real estate move beyond simple brick-and-mortar.

Green Buildings Are Now the Baseline
Today, whether it is Grade A commercial space or premium housing project, Green certification is a given. Multinational occupiers — especially in tech, BFSI, and global capability centres — have their own net-zero targets. They can’t lease inefficient buildings anymore. Similarly, in luxury and premium residential segment, if a developer can’t offer energy-efficient systems, water recycling, and sustainable materials, they risk losing buyers before negotiations even begin. And here’s the real kicker: sustainable buildings often cost less to run. Lower energy bills mean lower operating expenses. Lower operating expenses improve net operating income. And better NOI pushes valuations up. ESG is showing up in loan agreements as well. Sustainability linked loans are becoming more common. Developers who meet certain ESG targets — say reducing carbon intensity or improving safety metrics — can secure better interest rates. If there’s one area where ESG really hits home in real estate in 2026, it’s governance. Given the sector’s history of delays and opacity, governance quality now significantly influences investor confidence. No wonder, listed developers with cleaner track records are commanding stronger market trust and, often, better valuations.

In summary, projects exposed to environmental risk or poor governance are increasingly viewed as riskier bets. In simple terms: better ESG can mean cheaper money. And in real estate, where capital costs define margins, that’s a game changer.

Climate Risk & Real Estate

Floods in Mumbai. Heatwaves in North India. Water stress in Bengaluru. Climate risk is no longer a distant possibility — it’s affecting asset performance. Investors are asking practical questions- Is this site flood-prone? Or Will cooling costs spiral over the next decade? Developers are responding with flood-resistant designs, reflective materials to combat heat, better drainage systems, and on-site renewable energy solutions. These aren’t just sustainability gestures; they offer long-term asset value. Construction site safety, contractor compliance, and labour conditions too are under sharp review. Developers are digitizing attendance systems and strengthening safety protocols —because accidents and legal issues hurt reputations and bottom lines.

From Compliance to Financial Impact
ESG performance is directly affecting corporate valuations, with sustainable metrics being scrutinized alongside traditional financial statements. The era of voluntary reporting is over. Regulations and new, strict rules for ESG rating providers, demand high-quality, auditable data. AI is increasingly used to manage the complexity of ESG data, ensuring accurate reporting and reducing the cost of compliance.

The Data Dilemma
Measuring Scope 3 emissions (like embodied carbon in materials or tenant energy usage) remains tricky. Mid-sized developers often struggle with reporting complexity. And yes, greenwashing risks still exist. Though, technology is helping. Smart meters, IoT-enabled systems, and digital dashboards now allow real-time tracking of energy and water usage. the biggest change required isn’t regulatory, it’s psychological - The discussion and data has to enter boardroom discussions alongside sales velocity and debt servicing, whether it’s a premium building or an affordable housing.

India’s urban growth story is far from over. Millions of square feet will be built over the next year and the coming decade. The question is how it will evolve.

So Where Is This Headed?
India’s urban growth story is far from over. Millions of square feet will be built over the next year and the coming decade. In 2026, sustainability is expected to make real estate greener and smarter. As per the recent industry report, India’s real estate sector is witnessing a significant shift towards sustainability. The industry is increasingly adopting renewable energy sources, particularly solar power, in alignment with India’s ambitious goals for a cleaner and more sustainable energy mix. Construction and maintenance practices now integrate circular economy principles, promoting the reuse and recycling of materials. Sustainability measures are implemented throughout the entire value chain, bolstered by government initiatives and tax incentives that encourage developers to embrace sustainable design.

Key Areas of Focus for 2026
Accountability: Increased scrutiny on environmental impact within construction supply chains. Disclosures: Real estate developers must prepare for enhanced reporting on biodiversity, and nature related disclosures, in keeping with stricter regulatory standards. Circular Economy: Business models are shifting toward “repair, reuse, recycle” to lower material costs and meet regulatory demands. The checkbox era is over. There is a strong alignment between policy-led urban planning and the need to deliver high-quality, sustainable built environments. As Indian cities evolve, demand will increasingly favour well-designed developments that combine lifestyle, connectivity, and long term value, supporting balanced and future-ready urban growth,” he had noted. The demand for green projects is more relevant than ever, as buyers increasingly prioritize sustainability, energy efficiency, and healthier living environments. And for developers, green projects, not only offer lower utility costs, but also promise higher resale values, making them a smart investment for the future.
