Ashar Group announced that it has received the Occupancy Certificate (OC) for its landmark luxury project, The Legend, developed through the redevelopment of the late actor Dilip Kumar’s bungalow in Bandra’s Pali Hill. The company highlighted that the OC was secured nearly 20 months ahead of its RERA‑mandated deadline of 2028, underscoring its commitment to timely delivery, transparency, and trust — values that have positioned Ashar Group as a benchmark in Mumbai’s competitive luxury real estate market.
The redevelopment project, launched in 2023, comprises 4 and 5‑BHK luxury apartments, duplex units, and a 2,000‑sq. ft. museum dedicated to Dilip Kumar’s legacy. With residences starting at 3,200 sq. ft., the project was initially priced between ₹1.55–₹1.80 lakh per sq. ft., attracting high‑net‑worth individuals drawn to its rare heritage provenance and exclusivity.
Since launch, The Legend has witnessed strong market momentum. By 2026, transactions are averaging ₹1.65 lakh per sq. ft., with penthouse deals touching ₹1.81 lakh per sq. ft. The project has already recorded ₹500 crore in sales, supported by growing interest from HNIs and institutional buyers.
Pali Hill, long considered one of Mumbai’s most prestigious addresses, has historically been home to Bollywood icons including Sunil and Nargis Dutt, Rishi Kapoor, Neetu Singh, Gulzar, Imran Khan, Aamir Khan, and Sanjay Dutt. The redevelopment of Dilip Kumar’s bungalow adds another chapter to the area’s legacy, blending heritage with modern luxury.
Local brokers note that luxury housing projects in Pali Hill typically command ₹1.30–₹1.50 lakh per sq. ft., making The Legend’s pricing and appreciation a standout in the market. The inclusion of a museum dedicated to Dilip Kumar further enhances the project’s cultural and emotional value, offering residents and visitors a unique connection to Bollywood history.
Ashar Group’s achievement in delivering ahead of schedule reinforces confidence in Mumbai’s redevelopment model, where heritage properties are being transformed into luxury residences while preserving cultural legacies.
