Aurus Luxury Student Residences, the upscale arm of The Hive Hostels, is set to scale its footprint across India’s top education hubs, targeting Rs 110 crore in Annual Recurring Revenue (ARR) by the next financial year. The brand currently operates at Rs 85 crore ARR, reflecting strong demand for design-led, secure, and community-driven student accommodation.
India’s student housing market—valued at over $15 billion—is undergoing rapid formalization, driven by rising intercity mobility, higher disposable incomes, and growing expectations around safety, aesthetics, and lifestyle. Analysts project the premium segment to grow at 20–25% CAGR over the next five years, creating fertile ground for organized players like Aurus.
“We’re not just building beds—we’re building ecosystems,” said Bharat Agarwal, Founder of The Hive Hostels and Aurus. “Students today expect more than shelter. They want wellness, design, and a sense of belonging. That’s what we’re delivering.”
Currently operating 800 beds in Mumbai, Aurus plans to add 300 more across Ahmedabad, Noida, Pune, and Bengaluru. Each property is located near leading institutions and offers tech-enabled access, wellness zones, and curated community programs.

By FY26, Aurus aims to expand into five new cities, integrating smart infrastructure with lifestyle-led programming. With rising enrolments and evolving expectations, the brand is positioning itself as India’s most aspirational student living platform.
