BOOTES, widely recognized for its net‑zero and high‑performance engineering solutions, has announced its foray into residential real estate with an inventory exceeding ₹6,300 crore. Leveraging its engineering‑led expertise, the company aims to address India’s most pressing urban living challenges — air quality, water security, and rising energy costs — through its new housing projects.
“BOOTES is addressing NCR’s biggest living crisis — starting from air quality,” said Deepak Rai, Managing Director, BOOTES. “Our homes are engineered to achieve indoor AQI levels below 50, ensuring fresh air and low CO₂. We are also tackling water security with live monitoring systems and reducing energy dependence through centralized, efficient systems that cut electricity consumption by up to 70 percent.”
The company’s initial projects span Noida, Alwar, and Vrindavan, covering over 6 million sq. ft. of saleable area. In Noida, BOOTES is developing premium high‑rise residences in Greater Noida West and Sector 76, offering 4 BHK homes and duplex penthouses designed for long‑term health benefits. In Alwar, BOOTES has launched the city’s tallest residential address, featuring 2 and 3 BHK homes built around clean indoor air and energy efficiency.
Looking ahead, BOOTES plans to expand into Mumbai, Lucknow, Ayodhya, Dehradun, Kurukshetra, Jhansi, Chitrakoot, and Prayagraj. The company’s long‑term vision is to establish lighthouse housing projects across India that demonstrate how sustainable, health‑centric homes can be delivered with engineering rigor and accountability.
With this move, BOOTES is redefining luxury living in India — shifting the focus from aesthetics alone to measurable outcomes in health, sustainability, and performance.
