Brookfield India Real Estate Trust (BIRET), India’s only 100% institutionally managed office REIT, has successfully raised approximately ₹2,000 crore through Sustainability‑Linked Bonds (SLBs). Anchored by International Finance Corporation (IFC), a member of the World Bank Group, the issuance attracted participation from a diversified pool of marquee investors and marks a significant milestone for India’s real estate capital markets.
The five‑year bonds, rated CRISIL AAA/Stable and ICRA AAA/Stable, will be used for shareholder loans to select REIT entities and general corporate purposes. Barclays acted as arranger, while Shardul Amarchand Mangaldas & Co. served as legal counsel.
The SLBs link financial performance to ambitious ESG targets, including renewable energy adoption and water stewardship, driving portfolio‑wide increases in clean energy use and improvements in recycling, efficiency, and responsible resource management. Structured under Brookfield India REIT’s Sustainability‑Linked Finance Framework, the issuance aligns with ICMA’s Sustainability‑Linked Bond Principles and SEBI’s ESG debt framework, with Bureau Veritas providing an independent Second Party Opinion validating the materiality of the performance targets.
