In a landmark move for India’s branded residences market, Dalcore has announced its partnership with YOO, the internationally acclaimed design and lifestyle brand co-founded by Philippe Starck and John Hitchcox. The collaboration will bring The Falcon to life—a single iconic tower in Sector 53, Golf Course Road, Gurgaon.
Spread across 2 acres, The Falcon will feature approximately 96 ultra-luxury residences, offering expansive 3 and 4 BHK apartments priced at Rs 10 crore and above. Designed by Philippe Starck, the project promises a blend of timeless elegance, human-centric design, and curated community living.
This marks YOO’s sixth project in India and its first in North India. Previous collaborations include Lodha in Mumbai, DN Group in Bhubaneswar, and multiple developments in Pune and Hyderabad. Globally, YOO has shaped high-end living in cities like New York, Miami, and Macau.
Backing the project is Gujarat-based Shreeram Group, which will invest Rs 500 crore in Dalcore for development. Known for its legacy in industrial and edible salts, Shreeram’s entry into luxury real estate signals growing investor confidence in branded residences.

According to Knight Frank, India ranks sixth globally in live branded residential projects, contributing 4% of global supply. Noesis Capital Advisors projects a 60% rise in branded residences by 2027, driven by demand in Tier-1 cities like NCR, Mumbai, and Bengaluru.
