Pune’s residential real estate market is undergoing a structural transformation, with housing demand running ahead of supply and premium segments driving growth, according to the Pune Housing Report 2025 launched by CREDAI Pune in association with CRE Matrix.
In 2025, Pune recorded 81,000 apartment registrations valued at over ₹63,000 crore, compared to 64,000 new launches. This represents a 19% increase in units sold and a 71% rise in transaction value since 2021, underscoring the city’s evolution from a volume-driven affordable housing market to a value-driven premium cycle.
Premium Segment Growth:

Over 14,000 homes sold in the ₹1–2 crore range and 3,300 homes above ₹2 crore, reflecting fourfold and threefold growth respectively since 2021.

The average home value rose to ₹78 lakh, up 44% in five years, driven by larger sizes and higher per-square-foot values.

Despite premiumization, Pune remains India’s most affordable major metro, with average prices well below Mumbai (₹2.24 crore), Bengaluru (₹1.71 crore), and Hyderabad (₹1.98 crore).
Shifts in Buyer Preferences: Nearly 78% of homes sold were priced below ₹1 crore, but demand in sub-₹50 lakh and sub-₹75 lakh categories has moderated. Larger homes are gaining traction, with 3–4 BHK units rising from 20% to 29% of launches, while 1 BHK units declined from 18% to 11%. Average unit sizes of new launches have grown 17% in five years.
Supply-Side Trends: Regulatory delays in 2025 temporarily slowed new launches, yet Pune continues to lead India in MahaRERA registrations, with over 1,000 new projects annually since 2021. Developer confidence remains strong, supported by robust demand and infrastructure growth.
