In a decisive move to reinforce its commercial real estate portfolio, Raheja Universal (Pvt) Ltd. has reacquired its former headquarters—Raheja Centre-Point—located on CST Road, Off BKC, for Rs211 crore. The agreement was officially registered on 9th September, with a stamp duty of Rs12.66 crore paid, according to government records.
Originally developed in 2004, the five-storey glass façade building served as Raheja Universal’s corporate office for 16 years before being divested to HDFC Ltd. in 2020 as part of a strategic portfolio realignment. Now under HDFC Bank Ltd., the asset was put up for sale, with Raheja Universal successfully bidding to reclaim the property.
The reacquisition comes amid shifting market dynamics and a renewed emphasis on high-growth commercial zones. Raheja Centre-Point was among the earliest Grade-A office developments in the Off BKC corridor, a location that has since matured into a thriving business district.
“This move underscores Raheja Universal’s long-term commitment to Mumbai’s evolving commercial landscape,” said a senior industry executive familiar with the transaction.
While the company declined to comment officially, the buyback is widely seen as a strategic reaffirmation of its legacy footprint in the Mumbai Metropolitan Region. Raheja Universal continues to be a prominent developer with marquee projects such as:

- Verona, Siena & Cyprus, Raheja Exotica, Versova Island
- Solaris, Lunaris, Prime, and the pre-launched World Trade Center Navi Mumbai, Raheja District, Vashi NX
The move also reflects a broader trend of developers consolidating prime assets in established micro-markets, especially as commercial leasing demand rebounds post-pandemic. With infrastructure upgrades and connectivity improvements around BKC and CST Road, the strategic value of Centre-Point is expected to appreciate further.
