India’s real estate sector is witnessing an investment boom, with mega deals reshaping the landscape across residential, commercial, and redevelopment segments. Government auctions are gaining momentum and REIT-backed acquisitions are accelerating. Here are the most recent top 20 real estate deals reflecting a maturing and increasingly diversified market in 2025.

  1. Motilal Nagar Redevelopment, Mumbai
    In one of the largest redevelopments deals in India’s history, Adani Properties secured a Rs36,000 crore contract for the redevelopment of Motilal Nagar in Goregaon West, Mumbai. Spanning 143 acres, this MHADA-driven initiative includes over 3,372 residential units and sets a benchmark for large-scale urban rehabilitation.
  2. Nagawara Project, Bengaluru
    CapitaLand India Trust made a significant investment of Rs14,525 crore in MAIA Estates’ premium office development in Nagawara, Bengaluru. This REIT-backed transaction highlights growing foreign institutional confidence in India’s commercial real estate market.
  3. Mitsubishi Estate & Birla Estates JV, Pune
    Japanese giant Mitsubishi Estate acquired a 49% stake in Birla Estates for Rs5,312 crore, large residential township in Pune. The joint venture signifies increasing foreign direct investment in Indian residential real estate with long-term development potential.
  4. Neopolis Kokapet Project, Hyderabad
    Brigade Enterprises committed Rs4,500 crore to develop a massive mixed-use project in Kokapet, Hyderabad, known as Brigade Gateway. The development includes 600 high-end apartments, retail, commercial offices, and a luxury hotel spread over 10 acres. This project cements Kokapet’s emergence as a premium destination in Hyderabad’s Neopolis cluster.
  5. MMRDA BKC Plot Auctions, Mumbai
    Maharashtra’s MMRDA leased three commercial plots in Mumbai’s BKC district via e-auction, generating a total of Rs3,840.5 crore. The lease term is set at 80 years and bids far exceeded reserve prices, showing strong investor confidence. These prime plots will host future financial hubs in the country’s most prestigious business district.
  6. Whitefield Land Acquisition, Bengaluru
    Brigade Group acquired an 11-acre land parcel in Whitefield, Bengaluru, for Rs2,000 crore to develop a commercial property near ITPL to develop 1.5 million sq ft of premium Grade-A office space. This move expands Brigade’s portfolio and strengthens its commercial real estate position in South India.
  7. Commerzone Acquisition, Hyderabad
    Mindspace REIT acquired Commerzone Hyderabad from Brookfield’s Sustain Properties for Rs1,934 crore. The acquisition involves 1.82 million sq ft of operational commercial property in Hyderabad’s Raidurg area.
  8. Sathnur Plot Acquisition, Bengaluru
    TVS Emerald acquired a 10-acre residential parcel in Sathnur, Bengaluru, with a projected development value of Rs1,600 crore, allowing TVS to expand its presence in the high-growth North Bengaluru micro market.
  9. I-Ven Realty JV, Mumbai
    Alpha Wave Ventures invested Rs1,250 crores for a 21.74% stake in I-Ven Realty, a JV between Oberoi Realty and Vikas Oberoi in Worli, Mumbai. The project includes 6 million sq ft of high-end commercial and hospitality space.
  10. Blackstone – Kolte Patil Stake Acquisition
    Blackstone acquired a 40% stake in Kolte Patil Developers for Rs1,167 crore via a combination of primary and secondary share purchases. The deal expands Blackstone’s exposure in the Indian housing sector, particularly in Pune, Mumbai, and Bengaluru.
  11. Lam Research Land Acquisition, Bengaluru
    American Semiconductor company Lam Research has acquired a 25-acre land parcel in Whitefield, Bengaluru for Rs1,125 crore from Embassy Group to establish a major R&D and manufacturing hub, marking a step towards Bengaluru as a global semiconductor development center.
  12. Signature Global Land Acquisitions, Gurugram
    Signature Global acquired approximately 48 acres of land across multiple sectors in Gurugram for a cumulative Rs1,070 crore, in Sectors 37D and 71 earmarked for residential projects.
  13. DLF Urban Stake Buyout, NCR
    DLF Home Developers purchased a 49.997% stake in DLF Urban Pvt Ltd from Reco Greens for Rs496.73 crore. The transaction consolidates DLF’s ownership in the One Midtown project, enhancing strategic control.
  14. Cyber Gateway Investment, Hyderabad
    CapitaLand announced a Rs450 crore investment in a new IT park, Cyber Gateway, in Hyderabad. The park will add 1 million sq ft of top-tier office space. The move is part of CapitaLand’s long-term expansion strategy in Indian tech corridors.
  15. Rose Valley Asset Auction, East India
    SEBI auction of 30 properties belonging to the defunct Rose Valley Group with a reserve value of Rs409.02 crore is spread across West Bengal, Andaman, Tripura, and Bihar. The proceeds will be used for investor restitution under SEBI’s regulatory framework.
  16. BKC Office Auction, Mumbai
    As part of its liquidation, Jet Airways is auctioning its 52,202 sq ft BKC office at a reserve price of Rs335.24 crore. This auction marks a critical monetization step under India’s bankruptcy code.
  17. Gas Power Plant Sale, Andhra Pradesh
    The 445 MW Konaseema gas-based power plant in Andhra Pradesh is set for auction under the IBC process with a reserve price of Rs227.61 crore. The asset includes over 128 acres and operational infrastructure.
  18. Worli Duplex Purchase, Mumbai
    Godrej’s Shaula Real Estates bought a luxury duplex in Worli for Rs225.75 crore, setting a record for a single-unit residential transaction. The sea-facing property underscores the continued appetite for ultra luxury homes in Mumbai.
  19. IT SEZ Acquisition, Pune
    Tata Realty is acquiring a 3.3 million sq ft IT SEZ from Kumar Urban Developers in Pune for approximately Rs200 crore. This acquisition is intended to develop a large-scale tech park. It supports Tata’s push into infrastructure-grade tech development across Tier-1 cities.
  20. Vidarbha Wardha Land Auction, Maharashtra
    Lanco Vidarbha Thermal is auctioning a 25-acre land parcel in Wardha, Maharashtra, with a reserve value of Rs195.34 crore, as part of company’s 32nd liquidation cycle under the IBC framework. The land has potential for industrial and energy-related development.
