DLF Tops IndexTap HPL Rankings; The Westpark Leads Mumbai Sales

According to the latest Homebuyer Premier League (HPL) rankings released by IndexTap, DLF has secured the top position among best‑selling residential projects in Mumbai, further consolidating its market dominance. The rankings measure primary sales performance based on total sales value and units sold, offering a snapshot of market absorption in India’s most competitive real estate hub.

DLF’s The Westpark in Andheri West has been identified as the city’s top‑selling project, registering ₹1,894 crore in sales and 336 units sold. The project marks DLF’s first residential foray into Mumbai and has made a successful market entry, with inventory being absorbed rapidly within days of launch — a rare feat in the city’s crowded luxury housing market.

The company’s strong performance is backed by a robust revenue pipeline. As per its latest investor presentation, DLF has reported total sales of ₹79,885 crore from existing projects, of which ₹24,460 crore has been accounted for so far. This leaves ₹55,425 crore pending recognition in future reporting periods, as construction milestones are achieved. The developer’s operations remain concentrated in Delhi‑NCR, Mumbai, and Tri‑city, with sales accounted for under completion or percentage‑of‑completion methods.

Operationally, DLF continues to demonstrate resilience. In Q3 FY26, despite lower new supply, the company reported sales bookings of ₹16,176 crore in the first nine months, with full‑year guidance of ₹20,000–₹22,000 crore. This follows a record‑breaking ₹21,223 crore in FY25, driven largely by luxury launches. Profitability also remained strong, with consolidated net profit rising 14% year‑on‑year to ₹1,203 crore in the December quarter, alongside substantial growth in total income.

With a large development pipeline and annuity business model, DLF’s trajectory remains positive. The success of The Westpark underscores both the strength of its brand and the sustained demand for premium housing in Mumbai, positioning the company for continued growth in India’s evolving real estate landscape.
