Bollywood actor and philanthropist Sonu Sood has rented out a 2,700 sq. ft. commercial unit in Trade Centre BKC, Bandra East, to HDFC Bank Limited. The nine‑year lease, registered in February 2026, begins with a monthly rent of ₹11.75 lakh for the first three years, with a 15% escalation every subsequent three‑year period.
The agreement includes a security deposit of ₹70.50 lakh and provides three dedicated car parking spaces. Based on the purchase price of ₹24.25 crore, registered in October 2012, the property delivers an average annual rental yield of approximately 6.7% over the lease term.
Bandra Kurla Complex (BKC) is among Mumbai’s most prominent business districts, offering premium commercial and residential developments. The area’s connectivity via the Western Express Highway, Bandra railway station, upcoming Metro lines, and proximity to the international airport makes it a preferred hub for corporates and investors.
Square Yards’ analysis highlights the strategic nature of the lease, reflecting both the strength of BKC’s commercial market and the long‑term value of institutional tenants like HDFC Bank.
Sonu Sood, known for his acclaimed film career and humanitarian work during the COVID‑19 pandemic, continues to diversify his portfolio through real estate investments, reinforcing his presence in Mumbai’s high‑value property market.
