Manasum Senior Living has partnered with Signature Global to develop a 164-unit senior living project in Gurugram, marking its entry into the Delhi-NCR market. The project, Manasum Varishta, has an estimated sales potential of Rs. 575 crore.
Located at Signature Global Sarvam in DXP Estates, Sector 37D, Gurugram, the project will comprise three-bedroom apartments in two configurations of 1,815 sq ft and 1,840 sq ft. Each apartment is expected to be priced at around Rs. 3.7 crore.
Under the partnership, Signature Global will oversee land development, construction, project financing and regulatory approvals, while Manasum Senior Living will handle marketing and sales. Manasum will also manage the senior living operations and services after handover.
The development is part of a 14-acre project with a total development area of approximately 3.6 million sq ft. The construction contract has been awarded, and work is expected to begin within a month. The companies aim to close sales within 12 to 18 months, with handover expected in around 48 months.
The project will offer food and beverage services, concierge assistance, housekeeping, round-the-clock healthcare support, an ambulance on standby and community engagement activities for residents.
Devender Aggarwal, Joint Managing Director of Signature Global, said the partnership combines the developer's execution capabilities with Manasum's specialised senior living expertise. Signature Global will develop the project according to Manasum's specifications, while Manasum will lead sales and manage the community after handover.
For Manasum, the Gurugram development marks a step towards expanding its presence in North India. Anantharam V. Varayur, Co-Founder of Manasum Senior Living, said the company would focus on the long-term management of the community and providing services tailored to senior residents through the partnership.
