DOHA OR LUSAIL: WHERE SHOULD QATAR’S LANDLORDS BET NOW?

Gross rental yields across Qatar eased in the third quarter of 2026, but the gap between its two biggest residential markets tells a sharper story.

DOHA OR LUSAIL: WHERE SHOULD QATAR’S LANDLORDS BET NOW?

Qatar’s average gross rental yield fell to 5.06 percent in the third quarter of 2026, down from 5.17 percent at the start of the year. The dip is small, but for investors weighing where to park capital in Doha or Lusail, the numbers underneath it matter more than the headline average. Doha, the older and more established market, posted an overall yield of 4.12 percent. Lusail, the planned city still filling out its skyline, came in nearly two points higher at 6.01 percent. 64 AUGUST 2026 | realtyplusmag.com The difference shows up unit by unit. A studio on The Pearl rents for 1,715 dollars a month against a purchase price of 329,000 dollars, a yield of 6.26 percent, among the strongest returns in Doha. Move away from the Pearl and yields soften: a three bedroom in Doha’s other locations returns 4.46 percent, while the same size unit across all Doha locations falls to 3.58 percent. Lusail tells a more consistent story. A one bedroom in Lusail City yields 6.15 percent. Across all Lusail locations, one bedrooms average 6.97 percent, the single highest figure in either city. Even three bedrooms, typically the weakest performers elsewhere, hold at 5.14 percent citywide and touch 6.39 percent in Lusail City itself.

The pattern points to unit economics rather than city prestige. Smaller units, studios and one bedrooms, consistently outperform larger apartments in both markets. In Doha, a studio across all locations yields 4.19 percent against 3.58 percent for a two bedroom in the same category. In Lusail, the spread runs even wider, from 6.00 percent on studios to 5.14 percent on three bedrooms. For landlords chasing headline returns, Lusail currently has the edge, driven by newer stock, tighter rent to price ratios and a still developing supply base. Doha’s strength lies elsewhere, in the Pearl’s premium micro market, where studios and one bedrooms outperform the city average by a wide margin even as larger units drag the citywide number down. None of these figures account for what an owner actually keeps. Every yield here is gross, calculated before tax, maintenance, ground rent and agent fees. Net returns typically run one and a half to two percentage points lower, which would put Doha’s citywide average closer to 2.5 percent and Lusail’s closer to 4.5 percent once real costs are factored in.

WHY IT MATTERS
Qatar’s rental market is still recalibrating after a run of new supply into Lusail and steady demand in Doha’s established pockets. Investors reading only the national average risk missing that two very different cities sit inside one number. Lusail rewards early movers in smaller units. Doha rewards precision, buying into micro markets like the Pearl rather than the city as a whole. The next two quarters, as more Lusail stock reaches completion, will show whether its yield premium holds or narrows as supply catches up with demand.
