Students looking for an apartment or room must expect higher rent costs, the Institute for German Economics said. Student apartments and rooms in the so-called residential communities have increased in price by 5,1 percent since last year.
An analysis of rents in 38 German university towns shows a jump in prices everywhere except Heidelberg. Apartments in Berlin and Leipzig rose in price the most, by 9,4 and 9,3 percent, reports DPA.
A benchmark for general comparison is the price of a 30-square-meter apartment without furniture and other expenses near a higher education institution.
This type of apartment costs the most in Munich, with 807 euros, followed by Berlin with 678 and Frankfurt and Stuttgart with 674 euros. The cheapest are the student apartments in Chemnitz and Magdeburg, with 263 and 333 euros.
It is the same with rooms of 20 square meters in apartments that are jointly rented by several students. Again, Munich is the most expensive with 588 euros, before Konstanz, Hamburg and Frankfurt with 558, 542 and 535 euros.
The movement of the price of student apartments reflects the general picture of the market. Many have given up on building their own home under the onslaught of price hikes and inflation over the past two or three years.
This has increased pressure on the rental property market and even spilled over into typically student housing. In 29 of the 38 cities in the analysis, the shortage of housing on offer has worsened, pushing up the price.
The German Institute warns that the lack of housing is another factor for worsening the labor crisis in the domestic economy and a brake on economic growth.
