Sydney’s Historic Homes To Give Way For Redevelopment

Residents of a Northern Sydney suburb is selling parcels of historic homes that are bound to get bulldozed as the government pushes for more high-density housing in the area.Roseville local Santhi King has been living in her home on Kings Avenue for 18 years, but now the Kings have decided to sell, and so are their two neighbours, as one amalgamated block.

The move comes as the state government pushes for high-density housing near transport hubs, including train stations.

"It's hard to think about the memories for us it's better to be a part of the progress that's happening than resisting it," King said.

"Did we want to be that lone standing house (surrounded by apartment blocks)? It made sense to work with our neighbours to consolidate to one residential site."

The area is expecting developers to come knocking in its premier suburbs, with five homes up for sale on Oliver Road with Colliers Australia. Another five are up for sale with Savills Australia as one mega-block straddling Lord Street and Roseville Avenue.

"That will equate to around 120 apartments, which will mean for these owners their current homes that are worth $5-$6 million will jump to $12 million plus," Stuart Cox from Savills Australia said.

"Sydney's density needs more homes. There is only one way forward and that's providing density at rail hubs and transport hubs."

Roseville is one of 31 suburbs slated for 138,000 new apartments within 400 metres of a train station. Looser planning rules now allow for blocks up to six stories high with no minimum lot size. The area stems from the early 1900s after the expansions of the North Shore Line turned paddocks into residential streets.

Neighbours said that they are concerned the plans for the area will destroy the history of the street and isolate the homes left behind. They also say local infrastructure won't hold up to the increasing population.

Ku-Ring-Gai Council is fighting against the government's development policy, challenging the government in the Land and Environment Court.
