Nearly five decades ago, when HDFC began its journey, organised housing finance was still a new concept in India. Access to long-term housing finance was limited, and for many families, owning a home seemed like a distant, almost unattainable dream. At the time, we believed that homeownership should not remain a privilege available only to a few. It should become a realistic and achievable aspiration for ordinary Indian families. With that belief, we set out to create a system that would enable people to purchase or construct their homes through affordable, long-term finance.
Over the years, I have had the privilege of witnessing how enormously the housing finance industry has grown. It has evolved with changing customer needs, new technologies, better regulation and greater financial inclusion. What has been particularly gratifying for me is to see millions of families across the country fulfil their dream of owning a home. But housing finance is only one part of this larger story. The role played by real estate developers has been equally important. Developers have helped transform the way India lives. They have built homes across different price points and responded to the needs of a rapidly urbanising population. The growth of affordable housing, in particular, has made it possible for millions of people to become homeowners. Through efficient planning, innovative construction methods, better use of land and a focus on value, developers have helped bring quality homes within the reach of a very large section of our society. I believe affordable housing is not merely about providing four walls and a roof. It is about creating security. It is about creating dignity, stability and a sense of belonging.
A home gives a family a secure foundation. It enables parents to build a better future for their children and allows communities to grow and develop. That is why I see housing as much more than an economic activity. It has a deep social impact. The progress we have made has been possible because of the partnership between developers, housing finance institutions, government, regulators and homebuyers. Each has played an important role in building modern India. At this stage, I must also express my gratitude to the government, the Reserve Bank of India and the National Housing Bank for the pivotal role they have played in creating an environment that has enabled millions of families to have a roof over their heads. For me, the most meaningful measure of our journey is not simply the institutions we have built or the scale of the businesses we have created. It is the number of homes that have been created, the families whose lives have changed and the dreams that have become a reality.
That is what makes this journey so deeply fulfilling. As India continues to grow, I believe the real estate and housing sectors have a profound responsibility. We must remain focused on affordability, transparency and sustainability. We must ensure that the benefits of progress reach not only our large cities, but also smaller towns and emerging communities across the country. The journey that began with the simple idea of making homeownership more accessible has become part of a much larger story of India’s growth. For me, its greatest achievement remains the same: helping turn the dream of owning a home into a reality for millions of Indian families
