Amazon India Buys 38 Acres In Ambernath, Mumbai For Rs 450 Cr

Amazon India Buys 38 Acres In Ambernath, Mumbai For Rs 450 Cr

Amazon Data Services Pvt Ltd, a subsidiary of Amazon, has acquired a 38-acre land parcel in Ambernath, near Mumbai, from Abhishek Lodha-led Macrotech Developers, also known as Lodha Group, for Rs 450 crore.

The deal, which was finalized on Nov. 12, 2024, includes a stamp duty payment of Rs 27 crore, according to property registration documents accessed by Propstack.

The land, situated in Asode and Burdul villages near Ambernath, is earmarked for the development of a hyperscale data centre. According to reports, a payment of Rs 396 crore was made at the time of execution and registration, while the remaining Rs 54 crore will be disbursed upon meeting specific conditions.  

The development aligns with Amazon's broader commitment to India's digital transformation and AI development. As part of Amazon Web Services (AWS) expansion, the company has pledged $12.7 billion for cloud infrastructure investments in India by 2030.

"We remain committed to India’s digital and AI transformation as is evident in the billions of dollars we have announced in planned investments into cloud infrastructure in India ($12.7 billion by 2030)," the company said.

Mumbai, leading with 54.9% of India's total data centre capacity, remains a hotbed for global tech giants like Google and Microsoft. Industry reports suggest India's data centre sector will add 791 MW of capacity by 2026, necessitating 10 million square feet of real estate and attracting $5.7 billion in investments.  

This is not Amazon's first move in Mumbai’s burgeoning data centre market. Earlier in 2023, Amazon leased a 4-acre land in Powai from Larsen & Toubro for 18 years, committing Rs 562 crore in rental payments. An adjacent 5.5-acre plot was leased for Rs 921 crore over 21.5 years. 

According to Savills India's report, the total data centre stock across the country rose by 21% in the first half of the year. Mumbai led the way with a substantial 54.9% share of the total capacity, followed by Chennai (12.3%), Bengaluru (8.2%) and Pune (7.2%).
