Delhi’s skyline is set for a dramatic shift as the Delhi Development Authority’s new residential project, DDA Towering Heights, draws extraordinary interest from homebuyers. Located in Karkardooma and designed as the capital’s tallest residential tower, the project has already received far more bids than the number of homes available, marking a strong vote of confidence for Delhi’s first housing development under the city’s Transit Oriented Development (TOD) policy.
According to officials, nearly 1,500 bids were submitted for the 1,026 two-bedroom flats that make up the project’s maiden offering. The response, they said, surpassed internal estimates and reflects how location, connectivity, and improved urban planning are reshaping the residential demand pattern in East Delhi.
At the centre of this demand is proximity. Towering Heights sits right next to the Karkardooma metro station, which serves as an interchange for both the Blue and Pink lines. This gives residents a rare advantage in Delhi: direct, uninterrupted access across the city without depending on private vehicles. Beyond the metro, the site connects smoothly to major arterial roads, including NH-9 and NH-24, and lies just minutes away from the Anand Vihar railway station and ISBT, a significant draw for frequent travellers and office-goers commuting across NCR.
The project is part of the larger East Delhi Hub, a 30-hectare mixed-use district aimed at transforming Karkardooma into a model for integrated urban living. This hub combines residential towers, commercial developments, retail clusters, and civic services within a layout designed to prioritise pedestrians. Officials describe the project as aligning with global trends in urban development, where walkability and accessibility play a central role in shaping liveable neighbourhoods.
One of the more striking aspects of Towering Heights is its design ambition. Built by the National Buildings Construction Corporation (NBCC), the highlight of the project is a 48-storey tower rising 155 metres, which will become Delhi’s tallest residential structure once completed. The building is fully RERA-approved and features a mix of contemporary architecture and sustainable elements meant to improve comfort and reduce long-term environmental impact.
For many buyers, the TOD policy itself is a major attraction. TOD projects focus on higher-density development around transit hubs, reducing travel time, encouraging public transport use, and creating compact neighbourhoods with easy access to daily needs. Delhi’s adoption of this framework has been slow, and Towering Heights is the first real example of what a TOD-based residential project could look like in the capital.
Officials said the enthusiasm from buyers also reflects a shift in perception about East Delhi, which has often lagged behind South and West Delhi in premium housing supply. The East Delhi Hub aims to bridge that gap by offering modern homes supported by better planning, connectivity, and civic infrastructure.
Registrations have already surpassed the number of available flats, and DDA expects strong participation in the upcoming e-auction. The last date to submit the earnest money deposit (EMD) is November 21, after which bidding will begin for the two-bedroom units.
As Delhi continues to expand upwards and outwards, Towering Heights signals an important moment in the city’s housing landscape - one where smarter planning, improved transport access, and high-rise living start shaping a new urban identity for the capital.
