India’s luxury housing market is evolving toward experience-led living, with buyers prioritising wellness, privacy, design, and long-term value over size, price, and premiums in 2026.

In 2026, luxury housing is set to move beyond the traditional markers of size and price to embrace a more experience-led definition of value. Homebuyers today are no longer swayed solely by expansive layouts or premium addresses; instead, they seek homes that offer privacy, personalization, and a deeper sense of well-being. Sensory design, thoughtful spatial planning, and seamless lifestyle integration have become central to luxury living. As a result, emotional comfort and day-to-day experience now outweigh pure location premiums, reflecting a more evolved, mature luxury market where how a home feels is as important as where it stands.

According to the CBRE-ASSOCHAM report, the luxury housing segment recorded an 85% YoY growth in sales in Jan-Jun’25 with approximately 7,000 units across the top seven cities, including Delhi-NCR, Mumbai, Pune, Bengaluru, Kolkata, Hyderabad and Chennai. During the Jan-Jun ’25 period, Delhi-NCR led in sales with 4,000 luxury units accounting for a share of 57% share, recording a threefold growth compared to the corresponding period in the previous year.

Meanwhile, as per JLL, 10,245 new housing units were launched in the third quarter (Q3) of 2025, with an astonishing 87% of luxury housing launches concentrated in Gurugram. This recent trend spotlights shifting residential demand, changing price dynamics, and evolving preferences in India’s capital region.

In 2026, luxury homes are increasingly being designed as curated living experiences rather than static real estate assets. Concierge-led services, wellness-centric amenities, spa-grade facilities, private lounges, and hospitality-inspired lobbies are now integral to high-end residential developments. These spaces are thoughtfully crafted to elevate everyday living, offering residents comfort, convenience, and a sense of indulgence within their own communities. Carefully planned, residents-only social programming further enhances engagement while preserving exclusivity. Together, these elements position luxury homes as everyday retreats, places that restore, inspire, and adapt to evolving lifestyles, rather than simply serve as premium addresses.

Gurpal Singh Chawla, Managing Director, TREVOC Group, says, “Luxury housing in Gurugram, particularly along corridors like the Golf Course Road, has moved well beyond the conversation of size or price. This corridor now attracts buyers who are globally exposed and deeply design-aware, seeking homes that deliver privacy, restraint, and everyday sophistication. Luxury today continues to be defined by intentional design and wellness-focused spaces that quietly elevate daily routines. Homes here are being conceived as immersive lifestyle environments, not transactional assets. In 2026, we foresee buyers prioritizing long-term lifestyle value, timeless architecture, and experiential depth more than symbolic pin codes or headline pricing.”

Saurab Saharan, Group Managing Director, HCBS Developments, says, “As infrastructure-led corridors mature, luxury housing along them is evolving in a more thoughtful direction. In 2026, we expect exclusivity to be driven by low-density planning, limited-edition residences, private floors, and elements that offer peace of mind alongside comfort. Buyers today want the assurance of privacy without disconnecting from the city’s growth story. Along emerging luxury corridors like the Dwarka Expressway, the focus is on creating gated ecosystems that strike a balance between accessibility and serenity. The modern luxury homeowner values-controlled environments, future-ready infrastructure, and homes that deliver both lifestyle satisfaction and long-term appreciation.”

Moreover, developments with limited residences per floor, private elevators, boutique towers, and gated environments are gaining preference as buyers place a premium on privacy, security, and controlled living. Scarcity has emerged as a key luxury currency, with limited-edition homes offering both emotional and long-term value. Complementing this shift is a growing emphasis on design-led, globally inspired aesthetics, where thoughtful architecture, sustainable materials, and timeless detailing take precedence over fleeting trends. Today’s luxury buyer seeks homes that age gracefully, both in experience and value.

Kushagr Ansal, Director, Ansal Housing, says, “NCR’s luxury housing market has entered a phase of discernment rather than exuberance. Buyers are no longer chasing novelty; they are evaluating longevity of design, location resilience, and liveability over decades. We are seeing sharper demand for well-planned communities that balance privacy with urban connectivity, backed by credible developers and future-ready infrastructure. Luxury today is being assessed through the lens of durability. In 2026, we see this maturity shifting from speculative buying to considered, long-term ownership across NCR.”

Therefore, in 2026, luxury is now viewed as a legacy choice, one that must support evolving life stages while remaining future-ready in terms of infrastructure, sustainability, and design relevance. This shift reflects a more mature buyer mindset where enduring value and quality of living outweigh symbolic location appeal.
