Mumbai’s skyline is about to gain a new talking point. Marathon Group has announced what it says will be India’s highest residential infinity pool at its luxury development, Monte South, in Byculla. Built in partnership with Adani Realty, the sky-level pool will sit nearly 766 feet above ground, on the 65th floor of Tower A, setting a new benchmark for high-rise living in the country.
Positioned as a defining lifestyle feature, the infinity pool is designed to offer residents uninterrupted, sweeping views of the city. From this height, the line between water and skyline is meant to dissolve, creating a calm, almost retreat-like experience far removed from the bustle below. The idea, according to the developers, is to offer not just luxury, but a sense of elevation in everyday living.
Work on the pool and the surrounding sky amenities is currently underway, with completion targeted around March 2026. Once opened, the pool is expected to become one of Monte South’s most recognisable features, reinforcing the project’s growing reputation in South Mumbai’s luxury housing market.
Monte South itself is spread across a rare 12.5-acre land parcel in Byculla, a scale that is increasingly difficult to find in the island city. The development has been planned as an integrated residential precinct, where amenities are distributed across multiple levels rather than confined to a single podium or clubhouse.
Among its standout features is a podium-level beach volleyball court located on the eighth floor, offering a resort-style recreational option within a high-rise setting. The project also includes immersive Amazon-themed landscaping, designed to bring dense greenery and a sense of escape into an otherwise urban environment. At the uppermost levels, a sky-level zen garden provides a quieter, reflective space, adding another layer to the project’s focus on wellness.
The landscape architecture for Monte South has been designed by LSG Inc., a US-based firm known for its international portfolio, while the overall architectural vision has been shaped by architect Hafeez Contractor. The project’s design credentials have already received industry recognition, including honours at the Asia-Pacific Property Awards for Best High-Rise Architecture.
Construction progress at the site reflects steady momentum. Tower A is fully completed and already occupied by more than 300 families. Tower B has received its Occupation Certificate up to the 45th floor, indicating that the larger development is moving closer to full completion.
Commenting on the announcement, Mayur Shah, Vice-Chairman of Marathon Group, said Monte South was envisioned as a once-in-a-generation residential development for South Mumbai. He described the 766-foot-high infinity pool as both an architectural and engineering milestone, adding that the project aims to create rare and meaningful experiences that go beyond conventional luxury.
From a market perspective, developments like Monte South reflect a broader shift in Mumbai’s premium housing segment. Buyers at the top end are no longer looking only at apartment sizes or locations. There is increasing emphasis on distinctive amenities, design pedigree and a sense of exclusivity that cannot be easily replicated. Sky-level experiences, large land parcels and integrated planning are becoming key differentiators.
As South Mumbai continues to see limited new supply, projects that combine scale, design and lifestyle elements are drawing sustained interest from end-users. With its high-altitude infinity pool, layered amenities and strong design backing, Monte South is positioning itself as one of the area’s most distinctive residential addresses.
As completion milestones line up over the next year, the project’s newest addition is likely to further cement its presence on Mumbai’s evolving luxury skyline.
