As the Reserve Bank of India (RBI) prepares to announce its latest monetary policy, India's real estate industry is overwhelmingly expecting the central bank to maintain the repo rate at 5.25%, arguing that policy stability is now as important as lower borrowing costs.
After cumulative repo rate cuts earlier this year, developers, consultants and workspace operators believe a status quo would reinforce buyer confidence, improve funding visibility and sustain the momentum that has returned to both residential and commercial real estate.
The consensus across the industry is that a predictable interest rate environment, backed by adequate liquidity, would help the sector navigate global economic uncertainties while supporting long-term growth.
Stability Over Fresh Rate Cuts
Industry leaders say the market has entered a phase where certainty matters more than additional monetary easing. Ramani Sastri, Chairman and Managing Director of Sterling Developers, said a stable interest rate regime would provide developers with greater funding predictability, enabling smoother project execution while helping homebuyers make long-term financial decisions with confidence.
He believes India's resilient macroeconomic fundamentals, coupled with infrastructure expansion and rapid urbanisation, continue to provide a strong foundation for sustained housing demand despite global headwinds.
Homebuyers Seek Predictability
For homebuyers, industry observers say the biggest advantage of an unchanged repo rate is financial certainty. Ashish Acharya, Founder and CEO of Propsoch, said a policy pause would prevent additional pressure on construction costs arising from potential currency depreciation while allowing buyers to plan their home purchases without concerns over sudden increases in loan EMIs.
According to him, greater visibility on borrowing costs encourages more informed and measured purchasing decisions rather than rushed buying driven by interest rate uncertainty.
Developers Expect Confidence to Continue
Developers also see policy continuity as critical for sustaining demand across housing segments. Santosh Agarwal, Executive Director and CFO of Alpha Corp Development Limited, said maintaining the repo rate at 5.25% would reinforce confidence in the residential market by allowing buyers to plan long-term financial commitments with greater certainty.
He noted that stable borrowing costs would also encourage developers to accelerate project execution and launch new projects, while an accommodative policy stance and sufficient liquidity would further improve housing affordability.
Echoing similar views, Yateesh Wahaal, Director at M3M India, said the housing market has remained resilient despite macroeconomic uncertainties, supported by strong end-user demand and positive buyer sentiment.
He believes any indication of policy stability would strengthen affordability, encourage home purchases across mid-income and premium segments and provide greater confidence to developers and investors alike.
Commercial Real Estate Watches Liquidity
The commercial real estate sector is also closely tracking the policy outcome. Manas Mehrotra, Founder of 315Work Avenue, said stable borrowing conditions are essential for startups, small businesses and large enterprises, all of which drive demand for flexible office spaces.
He expects continued liquidity support and macroeconomic stability to strengthen leasing activity, particularly from Global Capability Centres (GCCs) and corporates seeking flexible workplace solutions.
According to Mehrotra, a supportive monetary policy would improve credit availability and accelerate expansion plans across India's commercial real estate ecosystem.
Infrastructure Continues to Support Growth
Beyond interest rates, developers say structural factors continue to underpin the sector's long-term outlook. Ashish Sharma, AVP Operations at Brahma Group, said stable policy would provide developers with greater confidence in investment planning, capital deployment and timely project execution.
He added that infrastructure development, urbanisation and strong economic fundamentals continue to drive housing demand, leaving the residential market well positioned for sustained growth.
Focus Shifts from Easing to Confidence
The industry's expectations suggest that the conversation around monetary policy has evolved. Rather than seeking aggressive rate cuts, developers are increasingly looking for consistency that allows buyers, investors and businesses to make long-term decisions with confidence.
For the real estate sector, a stable repo rate is no longer viewed merely as a monetary policy decision. It has become an important signal of economic stability, influencing everything from housing demand and project execution to commercial leasing and investment activity.
As the RBI prepares to unveil its policy decision, the real estate industry appears united on one expectation: maintaining stability today could prove more valuable than delivering another rate cut.
