TDI Infrastructure has unveiled plans to redevelop its expansive 1,100-acre township, TDI City, situated in Kundli, Haryana, with an investment of Rs. 100 crore.
This strategic move aims to position the township as a more affordable and sustainable alternative for residents of North and West Delhi. Located approximately 30 minutes from Delhi via the newly inaugurated Urban Extension Road-II (UER-II), TDI City boasts around 7,000 plot owners and over 5,000 apartments.
Redevelopment Plans and Enhancements
The redevelopment initiative focuses on several key infrastructural improvements to enhance the overall liveability of the township. TDI Infrastructure is collaborating closely with Resident Welfare Associations (RWAs) to upgrade 62 parks spread across 23 acres, improve internal roads, and enhance the existing clubhouse. Additionally, a second clubhouse is set to commence construction to accommodate the increasing population density within the township.
Strategic Location and Infrastructure Developments
Kundli's strategic location along the Delhi–Panipat–Chandigarh corridor has been a significant factor in its growth as a real estate hub. Recent and upcoming infrastructure developments, such as the operational Eastern Peripheral Expressway, the upcoming Regional Rapid Transit System (RRTS), the extension of Delhi Metro’s Yellow Line from Samaypur Badli to Sonipat, and the operationalization of UER-II, have further bolstered the area's connectivity and accessibility.
Financial Health and Future Prospects
A notable aspect of TDI Infrastructure's redevelopment plan is the company's improved financial health. Having cleared dues exceeding Rs. 2,000 crore, TDI Infrastructure has become completely debt-free. This financial stability enables the company to consolidate its assets and focus on enhancing the value of its existing developments, including TDI City Kundli.
Incentives for Plot Owners
To encourage plot owners to commence construction, TDI Infrastructure has introduced a series of early-bird incentives. The first 100 plot owners who complete construction and submit an Occupation Certificate (OC) will receive a Rs. 2 lakh construction incentive, along with a 100% waiver on Common Area Maintenance (CAM) charges. These incentives aim to accelerate development within the township and attract new residents.
TDI Infrastructure's Rs. 100 crore investment in the redevelopment of TDI City Kundli underscores the company's commitment to enhancing the township's infrastructure and liveability. With strategic location advantages, improved financial health, and attractive incentives for plot owners, TDI City is poised to become a preferred destination for residents seeking affordable and well-connected living options in the National Capital Region.
