India’s real estate sector continues to witness strong expansion activity as developers and workspace operators deepen their presence in high-growth markets. From large-scale residential communities and plotted developments to flexible office platforms, recent announcements reflect rising confidence in infrastructure driven locations that are emerging as the next engines of urban growth.
Puravankara
Puravankara Limited has strengthened its North Bengaluru presence through the acquisition of a 9.73-acre land parcel in the Devanahalli growth corridor. The site carries a development potential of approximately 0.89 million sq. ft. and an estimated gross development value of Rs. 800 crore. Commenting on the development, Ashish Puravankara, Managing Director, Puravankara Limited, said, “North Bengaluru continues to be one of the most promising growth corridors in the city, driven by strong infrastructure development and proximity to the airport. This acquisition aligns with our strategy of expanding in high-potential micro-markets and delivering quality housing that meets evolving customer aspirations.” Located along Bengaluru’s airport corridor, the project is expected to benefit from major infrastructure investments, including the Airport Metro, Satellite Town Ring Road, Aerospace Park and Airport City. The acquisition aligns with the company’s strategy of building a robust residential pipeline in high-demand micro-markets while catering to growing demand for quality housing in well-connected urban locations.
Incuspaze
Managed workspace operator Incuspaze has acquired iKeva through a 100% buyout, significantly expanding its footprint across Hyderabad and Bengaluru. The acquisition adds 18 centres and approximately 5 lakh sq. ft. of enterprise-grade office space to the company’s portfolio. Speaking on the acquisition, Sanjay Choudhary, Founder and CEO, Incuspaze, said, “This acquisition marks a significant milestone in our growth journey. With the addition of iKeva’s portfolio, we are strengthening our presence in key markets and enhancing our ability to serve enterprise clients, especially GCCs and large corporates seeking flexible, scalable workspace solutions.” The transaction is expected to contribute nearly Rs. 100 crore in revenue while supporting Incuspaze’s long-term goal of crossing Rs. 1,000 crore in revenue over the next few years. The company also plans to add another 5 lakh sq. ft. in FY27. The move comes at a time when demand from Global Capability Centres (GCCs), multinational corporations and large enterprises continues to reshape India’s commercial real estate market.
