Gurugram-based developer AIPL has acquired a 43-acre land parcel in Sector 103, Gurugram, for ₹1,000 Crore through the Debt Recovery Tribunal (DRT) process. This strategic move not only resolves lender claims but also expands AIPL’s footprint in one of NCR’s fastest-growing corridors. The land forms part of the larger 80-acre AIPL Lake City township, envisioned as a transformative mixed-use destination with a revenue potential exceeding ₹20,000 Crore.
AIPL has already launched the township’s first phase, Riviera, an ultra-premium residential offering spread across 5.14 acres. Featuring two high-rise towers with panoramic views and world-class amenities, Riviera carries an estimated revenue potential of ₹1,500 Crore, underscoring strong demand for luxury living in the NCR region. Plans are also underway to expand the land bank by an additional 20 acres, reinforcing the company’s long-term commitment to Gurugram’s growth belt.
Commenting on the acquisition, Ishaan Singh, Director, AIPL, said: “Through AIPL Lake City our focus remains on delivering exceptional living environments that resonate with modern aspirations. This acquisition not only strengthens our land bank at one of Gurugram’s most promising locations but also reflects our belief in long-term urban growth along the Dwarka Expressway. By blending thoughtful planning, quality execution, and sustainable design, we aim to set new benchmarks in township living that enrich communities and create value for buyers, investors and stakeholders.”
The acquisition highlights AIPL’s phased development strategy, ensuring financial prudence while scaling up landmark projects. With the Dwarka Expressway emerging as a dynamic growth corridor, Lake City is positioned as a compelling address for both lifestyle and investment. The project is expected to contribute significantly to Gurugram’s infrastructure and economic progress, while reinforcing AIPL’s reputation as a developer focused on quality, sustainability, and long-term value creation.
