Labdhi Lifestyle Limited has announced the launch of BKC Edge, a premium commercial project in Bandra Kurla Complex (BKC), with a gross development value exceeding ₹1,000 crore. Spread across ~1.25 acres and offering ~2.25 lakh sq. ft. of carpet area, the project arrives at a time when BKC’s vacancy levels remain at just 2–3%, underscoring acute supply constraints in India’s most sought-after business district.

H-Block: BKC’s Next Growth Phase

Located immediately south of core BKC, H-Block represents the district’s natural expansion as G-Block reaches saturation. The precinct benefits from robust infrastructure including the Eastern and Western Express Highways, Aqua Line Metro, suburban rail via Sion station, and upcoming connectivity upgrades such as the Mumbai Coastal Road, G–H Block flyover, and pedestrian pathway. Proximity to the Mumbai–Ahmedabad bullet train terminal and city-level projects like the Mithi River rejuvenation and Maharashtra Nature’s Park extension further enhance the location’s appeal.

Project Overview

BKC Edge is designed for corporates, SMEs, professionals, and investors seeking ownership-led commercial spaces in Mumbai’s premier business hub. The development will feature 300+ business suites tailored to contemporary workspace requirements.

With MMRDA confirming that core BKC is largely sold out, demand for quality commercial spaces continues to outpace supply. Recent landmark deals, including JP Morgan’s long-term pre-leasing of over 1.16 lakh sq. ft. for its India headquarters, reinforce BKC’s position as the preferred destination for global institutions.
