Nirala World is investing Rs 1,000 crore in two mixed-use developments—Nirala Gateway in Sector 12 and Nirala Diadem in Sector 10—both located in Greater Noida West. Each project spans over 10,600 sq. meters and will feature multi-level retail, office spaces, and around 500 serviced studio apartments measuring approximately 650 sq. ft. and priced at Rs 65 lakh.
Land acquisition for each project is estimated at Rs 200 crore, with construction costs projected at Rs 300–350 crore. An international operator will be appointed to manage the studio units for both sale and lease.
The company is also developing Nirala Drive and Nirala Trio in Sector 2, with Trio expected to be completed by 2026 and a RERA deadline set for 2028. While Nirala World is exploring expansion into other NCR markets like Gurugram, high land costs remain a key challenge.
