India’s serviced residence segment is undergoing a paradigm shift, evolving from a niche concept into a mainstream investment class. Traditionally concentrated in Tier I cities like Mumbai, Delhi NCR, and Bengaluru, the segment is now gaining traction in tourism-centric destinations such as Goa, Rishikesh, and Kasauli—driven by changing lifestyle preferences, remote work culture, and rising demand for experiential stays.
According to Colliers’ latest report, “Transforming Goa: Unlocking Investment Potential Beyond the Coast,” serviced residences are attracting strong investor interest due to their hybrid appeal—offering the comfort of home with the amenities of 4–5-star hotels. These branded, professionally managed units are increasingly preferred by both leisure and business travellers, as well as second-home buyers seeking rental visibility and lifestyle benefits.
Goa stands out as India’s premier serviced residence hotspot, ranked third among the country’s most welcoming destinations globally (Traveller Review Awards 2025). The state has witnessed a 2.6X price appreciation between 2019 and 2025—from Rs4,000 to Rs10,300 per sq.ft.—with further growth potential of 2.5–3.0X projected by 2032. Rental yields in Goa currently range between 8–12%, making it a compelling investment destination.
North Goa’s hinterland, catalyzed by the operationalization of Mopa International Airport and upcoming infrastructure projects like Aerocity and the DMIC corridor, is rapidly transforming into a strategic growth corridor. This shift is also driving a typology evolution—from standalone villas to branded serviced apartments with hospitality tie-ups.

In Tier I cities, branded serviced residences command premium pricing—Rs25,000 per sq.ft. . in Mumbai, Rs22,000 in Delhi, and Rs19,500 in Bengaluru. In contrast, tourism destinations offer more accessible entry points: Goa (~Rs11,500), Kasauli (~Rs9,500), and Rishikesh (~Rs8,500), making them attractive for both institutional and retail investors.
As global travellers and domestic buyers increasingly seek lifestyle-driven real estate options, serviced residences are poised to become a dominant force in India’s evolving residential landscape—blending hospitality, investment, and long-term value creation.
